Villa Amarena is a sister villa to five very similar villas on a gated estate close to a beach: Villas Ammaro, Amadeus, Amore, Amphora and Amarillo. The villas look striking in their outdoor cladding of hand-finished stone, with balconies and windows and doors opening onto large, individual private gardens and pools. The whole complex is planted with olive trees and borders of rosemary, which in combination with the stone villas and walls presents the essence of a typical Istrian landscape. The villas are situated 200 metres from the sea and 400 metres from a series of beaches. They are in a quiet location on large plots, with green woodland and just a few high quality villas in the area.

ACCOMMODATION
The villas are approached through electronic gates and a private road leads from there to each individual villa.
Ground floor
A large open space is tiled with stone coloured tiles and walls are painted in sand. The main area is occupied by a sitting room with an elegant modern fireplace and wonderful pale leather sofas. This area contains the entertainment centre with a satellite TV/DVD player/audio player and a wireless internet for which the guests will be given passwords. To one side of the sitting room is a dining area with a modern table which can sit ten people. Behind a partial room is a downstairs WC, a small storage room and a white lacquered kitchen of simple elegant lines, with an island/breakfast table and chairs. The kitchen has extensive equipment such as dishwasher, fridge/freezer, ceramic hob, oven, microwave cooker, coffee maker, kettle and toaster. All cooking utensils, plates, glass and cutlery are provided and of good quality. A double bedroom and a large bathroom are on the ground floor.

First floor
A modern design staircase leads to the first floor which contains three spacious bedrooms each with its own balcony and a lovely view. The beds are king size and have very comfortable new mattresses and high quality bed linen and lovely wardrobes. Two of the bedrooms have shower rooms and one has a beautiful bath. Each balcony has outdoor furniture so that guests can enjoy the views and relaxation in privacy. The bedrooms are restful, light and airy and are individually air conditioned or heated. Plenty of towels are provided. All bedrooms have a TV.

Roof terrace
A special feature of the villa is its spacious, private roof terrace with chairs and sunbeds and a 360 degree view of the countryside and sea. The access to the terrace is locked and the key is given to one of the guests.

OUTSIDE
700 square metres of lawn garden surrounds the villa. The 6m x 4m pool is south facing and has a large wood deck sunbathing areas with sunbeds and sun umbrellas. In addition, outside the sitting room, towards the pool is an outdoor dining table and a barbecue. The garden is planted with an olive tree and Mediterranean shrubbery, a lovely and relaxing area.

BOATING

All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings. Tourist tax is included. A refundable damage deposit of €400 (EUR) is payable on arrival.
