Villa Annabella is pure luxury even for a fabulous city such as Dubrovnik. It is an immaculately restored and furnished villa with the view which has charmed generations of travellers over many centuries. The villa is in an elevated position to the east of the old city walls and looks down on the “Pearl of the Adriatic”, a stunning old town surrounded by magnificent stone walls and five castles which have been built by skilled masons from 12-15 century AD. The view is the picture postcard view of the old Dubrovnik harbour with its colourful fishing boats, old customs house, a sandy beach, terracotta roofs covered with special Dubrovnik tiles and numerous churches and narrow streets. Majestic private yachts of the rich and famous – very rich and very famous – look stunning and surreal in the distance, all lit up in the night, with the lit up walls and castles shimmering below the villa.

Within this opulence and stunning architectural beauty of the town and the Adriatic below, Villa Annabella is a place of complete relaxation and seclusion. You are just five minutes walk away from the very heart of the old city, its lovely shops, galleries, quaint cafes, bars, night clubs and restaurants, narrow streets with tables outside serving local seafood, grills and pizzas. However, in Villa Annabella you will feel you are in a fantastically cool and peaceful spacious family home of the highest standard, away from the hustle and bustle of the town.
ACCOMMODATION
The rooms and bedrooms are cool and have a view of the sea. Outside there are shaded terraces with relaxing armchairs in the garden and around the beautiful mosaic-tiled pool. There is air conditioning in each room.
Living room
The living room of Villa Annabella is a large open space with French windows opening onto a stone clad terrace with terracotta pots filled with oleanders and bouganvilleas. There are great sea views from the sitting room and the terrace. On one side of the living space is a tasteful seating area with modern sofas and a satellite TV/DVD/music centre, sleek fireplace and shelving. On the other side there is a massive wooden dining table around which fourteen can sit. A sweeping stone staircase with metal banisters winds up to the first floor, and is evocative of a ship’s interior. The lighting is stunning and in keeping with the modern and easy feel of the room. The walls of the room are decorated with paintings depicting the local scenery. The spacious kitchen is entered from the sitting room and is fully equipped with all modern appliances.

Bedrooms and Bathrooms
There are seven bedrooms in the villa and fourteen people can sleep comfortably. Each bedroom is furnished with a large double bed or twin beds, with additional sofas or chairs. Some bedrooms open up on their own covered terrace with table and chairs, pot plants and a wonderful sea view. All the bedrooms have a simple but sumptuous feel, discrete lighting and large windows, with muslin curtains and shutters. Each bedroom has an en suite bathroom, which is stylish, and clad in pale tiles, with excellent showers and bathroom furniture. Some bathrooms are just showers and some have a luxurious bath and an additional shower.
Gym room
The villa also has a gym room with a rowing machine, running track , weights, etc
Pool
The pool has a fantastic view of Dubrovnik old town. It is surrounded by plenty of sunbathing areas with sun loungers and pool towels provided. On either side of the pool there is a roof-covered shady terrace with a dining table and a barbecue and an outside TV and a bar.
Gardens and terraces
The villa has a walled garden stocked with Mediterranean plants: palm trees, oleanders, bouganvilleas, lavender. There is parking in the adjoining public car park.

- Chef, maid service and airport pick up can be arranged at extra cost if required.

PRICES & AVAILABILITY
All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings. A refundable damage deposit of €3000 (EUR) is payable on arrival. Please enquire for prices outside of main season.
