The villa has an authentic structure of an old Istrian farmhouse, the main house comprising of three storeys, with an additional two storey section, which was a stable or a store in the past. Old stone was used in restoration, and original features retained or restored, such as the old well which was a part of the original house. Antique original terracotta tiles and massive stone fireplaces give the house an irreplaceable feel of an older age. The spaciousness of the house and garden and a fantastic pool complete this very special country villa. The villa is located in a small hamlet a few kilometres from charming town of Svetvincenat

ACCOMMODATION
Ground floor
Ground floor is an open plan kitchen, dining room and a sitting room, unified by a warm terracotta tiled floor and massive ceiling wooden beams. In the sitting room a piece de resistance is the massive traditional stone and brick open fireplace, with a typical wooden shelf above the chimneypiece, where families used to keep their best china on display. Comfortable and stylish old sofa and armchairs and simple farmhouse lighting provide a lovely atmosphere. Exposed brick walls and distressed Mediterranean warm wall colours, with a French door opening out onto the garden and the pool bring summer light into the sitting room, which is blissful. An antique wooden table provides seating for 8-10 people. From the sitting room and across the open hallway is a cream farmhouse kitchen. There are plenty of storage cupboards, gas hob and cooker, fridge-freezer, dishwasher, microwave oven, coffee machine, kettle, toaster and iron. Nice plates, glassware and cooking utensils are all included.

First floor
A charming tiled staircase leads to the first floor with three double bedrooms, each with a comfortable double bed with fresh country style bed linen.
Second floor
On the second floor is a large country style bedroom with one double and one single bed, and a doorway leading to an old terrace which used to be used for water storage, and still retains a pretty ancient stone well. This is a great place to sunbathe and take in the panoramic views of the countryside. All the bedrooms are very stylish, with exposed stone walls and lovely warm earthy wall colours.

OUTSIDE
Swimming pool
The 9 x 5 metre swimming pool is very private and supplied with sun loungers and umbrellas. Pool towels are provided.

Garden, Summer kitchen and terrace
The villa sits in a huge country garden, surrounded by the old fashioned dry stone wall. A stone path lined with lavender leads through the front lawn past an old oak tree and an outdoor terrace. Behind the house wonderful old brick paths criss-cross the garden and lead you to a beautiful swimming pool. An authentic summer kitchen is paved with quality antique terracotta tiles and has an original stone fireplace and a grill barbecue. Complete meals can be provided there, as it is fully equipped with a cooker, fridge and a stone sink. The covered terrace has a large stone dining table, overall this is a lovely and useful outdoor space, typical of Istrian farmhouses.

BOATING
Small boats can be hired from the main coastal towns and resorts. The coastline and inshore islands are ideal for exploring by small boat. To hire a motor boat you will require an appropriate licence or you will need to hire a skipper. For more information visit our Charter page.
