An absolutely exquisite newly built stone farmhouse villa. It oozes luxury and sophistication whilst replicating the charm of a traditional Istrian farmhouse. It sits on a 4000 metre large stone-walled garden. The villa extremely spacious light and airy and comprises of 350 square metres of living area. The interior is stylish, modern and yet with a traditional input with the stone features, tiles and wooden floors.

Ground floor
The ground floor has a sweeping open plan arrangement; with a fully equipped kitchen, dining area, living room and a study corner. The flooring is tiled with original old brick tiling spreading throughout the open plan areas and softened by sumptuous rugs. In the sitting room there are comfortable leather sofas all arranged around the traditional brick and stone open fireplace. There is a flat screen satellite TV/DVD player and a music system. From the living room the open plan flows into the dining area with an oak table seating 6-8 people. The kitchen follows, and is equipped with excellent cooking utensils, glassware and plates as well as a stove, mini-fridge, dish washer, fridge freezer, hob, oven, microwave, coffee machine, kettle, toaster and a washing machine, iron and board. It is an absolutely gorgeously finished villa encompassing all that is gorgeous of the charm of old-fashioned farmhouses with the luxury of high class modern living.

First floor
On the first floor are three spacious double bedrooms, each has an en suite bath or shower room and large dressing area. The bedrooms are spacious and airy and have traditional wooden beamed ceilings and oak floors. Two bedrooms have extra-large double beds and the third bedroom has twin beds. In the rooms there are additional sofas or armchairs and an LCD TV. Good quality bed linen and plenty of towels are provided. Each bedroom has a lovely covered balcony with outdoor armchairs and fantastic views of olive groves, vineyards and surrounding woodland

OUTSIDE
A very large, beautiful and secluded gated garden has a barbecue and terraces with a dining table and comfortable outdoor furniture. The pool is heated and surrounded by a paved terrace, with sun loungers and pool towels. Behind the villa is a covered fitness area and a badminton court. By the pool is a little stone cottage which is used as a summer kitchen for cooking and eating alfresco.

ADDITIONAL INFORMATION

BOATING

All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings. Tourist tax is included. A refundable damage deposit of €500 (EUR) is payable on arrival.
