The villa is located near a charming small seaside town of Vodnjan in Istria, known as the “new Tuscany”. It is in a small hamlet of stone houses and woodland greenery, but close to interesting towns and beaches. The cream coloured villa comprises of 260 metres of living space and has a 1200 square metres of private walled garden. Shuttered windows and covered shady terraces are typical of the Mediterranean Istrian style house. A fully equipped summer kitchen is built in the garden, where guests can cook, barbecue and eat together. This is typical for Istrian households in summer months. The whole place is in rural and natural environment, with plenty of space indoors and outside. Very quiet and relaxing, but just a few minute drive from interesting and bustling coastal towns.
ACCOMMODATION
The accommodation is on two floors.
Ground floor
The whole ground floor is an open living space. The living room has two comfortable sofas which can be pulled out to provide extra sleeping space. An LCD TV/DVD player and an audio sound system are in the sitting area, and to one side there is a small library and an office corner, with a desk and a Wi-Fi internet. A fully equipped kitchen contains a cooker, fridge-freezer, dish washer, coffee maker, toaster and a mixer. Also a full set of plates, glassware, cutlery and all new good quality cooking utensils are provided. The dining area extends from the sitting room and has a large heavy oak table which can sit ten people comfortably. A wine store on the ground floor provides quality Croatian wine, prices will be displayed. Next door is a utility/store room with a washing machine and an iron. There is a guest cloakroom/WC. One wing of the ground floor houses a wellness centre with a gym, Jacuzzi, Finnish sauna and an another LCD TV.

First floor
Four good size double bedrooms with en-suite bathrooms are on the first floor. Three bathrooms contain showers and one has a full size bath and are spacious and furnished with Italian ceramics and sanitary ware. The bedrooms are equipped with comfortable new solid wood beds and mattresses, and good quality bed linen and towels, lots of storage space. Each bedroom has an LCD TV and is individually air-conditioned, and overlooks gardens or the pool.

OUTSIDE
The villa is surrounded by a large lawn with some mature trees, Mediterranean plants and rockery and a stone wall. A covered summer kitchen of 45 square metres and fully equipped, with a stone barbecue and sink, is also in the garden. A large pool 9m x 4m is available exclusively for the use of villa guests. It is surrounded by a sunbathing terrace, and sun beds and sun towels are provided. The villa also has a shady, covered terrace by the swimming pool, with an outdoor dining table and chairs. Lovely views of the countryside stretch from the garden.

BOATING

All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings. Tourist tax is included. A refundable damage deposit of €350 (EUR) is payable on arrival.
