Pool
Villa Laura was built in 2009 and is a lovely modern house with cool white interiors and many large windows and terraces which maximise your enjoyment of the secluded garden and the pool. The villa is semi-detached to its sister villa Nikke, but offers privacy. It is located in a hamlet close to the national park of the mountain Ucka, with beautiful walks and cycling paths, and just 2.5km away from the grand seaside resort of Opatija, the oldest resort of Croatia which was established by the Austrian nobility in the late nineteenth century. Here you can stroll along the 12 km long coastal path (lungomare) winding along the seashore, visit numerous restaurants and cafes and sample famous cakes and ice creams in patisseries and delicatessens. Wonderful beaches as just a few minutes drive away form the villa.

The villa sits in a charming garden with its own 8 by 4 metres pool, lined with blue mosaic tiles. Other amenities for your leisure and relaxation in the garden are an outdoor shower, a large sunbathing terrace with sun umbrellas, a covered gazebo which provides additional shade, and a barbecue. Indoors, there is a gym with a bicycle, a crosstrainer, a bench and a multigym machine with weights (children under 16 are not admitted in the gym) . Other special features of this villa are a surveillance system, wireless internet and a home cinema. The owners have created a place of luxury that has everything a guest may want for a perfect holiday.
The atmosphere of the villa has a maritime feel to it, due to its white façade, balconies with modern chrome railings outside and inside, and many round ship’s windows and beautiful modern lighting.
Even though the villa is in a quiet and secluded position, it is within easy reach of some of the best restaurants in the country, which are in Opatija, Volosko and on the Ucka mountain. The nearest restaurant, cafes and shops are only 5 min away.
ACCOMMODATION
The villa is arranged on three floors. The two entrances to the villa are on the basement level and on the ground floor via an outside staircase from the parking area. From the hallway on the ground floor you enter an open plan living room, kitchen and a dining area for 10 persons. The villa sleeps 10 people in five double bedrooms.

The ground floor is reached via an outside staircase from the parking area, or from the basement and indoor garage via an inside staircase. The hallway has a guest cloakroom and from the hallway you enter the light and spacious living room with large picture windows and a doorway to the spacious terrace/balcony. The sitting area has a large comfortable L-shaped sofa, a white double seat, a lovely fireplace set within a decorative brick lined alcove and a large flat screen satellite TV/home cinema. The kitchen is equipped with all electrical appliances – fridge/freezer, dishwasher, oven and hob, toaster, coffee maker, kettle and plenty of cookware, cutlery, plates and glasses. The dining area has a modern sideboard, lovely mirror and a large table which can sit ten persons.

First Floor
Three double bedrooms and two bathrooms are on the first floor. Bedroom one has a double bed, a large wardrobe and an ensuite bathroom with a hydro-massage steam shower. A large French door opens out onto the 45 square metre terrace overlooking the garden and the pool. Bedrooms two and three share a large bathroom with a whirlpool bath. Bedroom two also has balcony access and has twin beds 90x200 cm. Bedroom three has a double bed 160 x 200cm. All bedrooms are supplied with bed linen and plenty of bath towels.

Basement Level
The basement level is at groiunf level on the side of the house facing the pool and garden so there are full windows and ample daylight in th ebasement bedrooms. This level consists of two bedrooms with double beds. There is a shared shower room which also contains a washing machine. The basement games room has table tennis, billiards and table football. A staircase leads from the basement to the ground floor hallway, but there is also an independent access to the garden from the basement level. In addition, there is an integral garage at this level.

The garden is covered with lawn and planted with many palm trees and Mediterranean shrubs. There is an outside shower, a barbecue, a covered dining area and plenty of sun loungers, sun umbrellas and bath towels are provided. The garden is private and secluded, with a wall going along the neighbouring garden and many trees shielding it from view. A few steps lead from the terraced lawn to the pool.

Winter Use
During the winter months the pool is enclosed and heated. Both the pool water and the air temperature of the enclosed space are heated so that pool can be fully enjoyed. Between October 1st and April 30th the adjoining floodlit tennis court and an indoor jacuzzi and sauna is also available to Villa Laura.

Standard services
Once a week house cleaning and change of bed linen and towels is included in the price. All bed linen and plenty of towels are provided. Pool and garden maintenance are included in the price as well as the use of teh sauna and the Jacuzzi.
Additional services
Small pets are allowed for extra charge of 25 euros.
Parking
There is ample parking within the grounds of the villa, including a garage.

All rates are for the whole villa per week Saturday to Saturday and are in euros. There are no extras. Tourist tax and cleaning are included.
