This is a charming stone villa in a pretty village of Liznjan, near the ancient Roman town of Pula in Istria. The villa is built in stone, by craftsmen who have incorporated many decorative details, and its 700 square metres of garden are surrounded by an exquisite stone wall. The villa has spacious, airy bedrooms and tastefully tiled bathrooms. All rooms are air conditioned. On the first floor lovely large balconies overlook green fields and the sea, which is 1.5 kilometres away. Downstairs is another spacious open plan living area with many doors opening out onto a large terrace and the garden with pool. The villa is quiet and private, as it is on the edge of the village and really in a very secluded rural location and yet within walking distance of shops, restaurants and beaches. The villa is reached from a small country track, through wrought iron gates. The access road is shared only with local farmers and the shepherd who drives his flock along the track.
ACCOMMODATION
The villa is arranged on two floors, with a carport on the north side of the villa.
Ground floor
The villa entrance is on the side of the villa, through a lovely arched stone porch and wooden doors. A stone paved hallway leads into the open plan kitchen-dining room. The terracotta tiles and wooden beams are in keeping with the rustic style of the villa, as is the built-in country kitchen. The kitchen is well supplied withal cooking utensils, plates, glassware and cutlery. A utility room with a washing machine is reached from the kitchen. The kitchen has a cooker, fridge freezer, dishwasher, kettle, toaster and a coffee machine. A step down leads from the dining area into the beautiful sitting room with stunning wood flooring and a stone fireplace. Large double doors lead out onto the paved and shady terrace and a large swimming pool. The room is furnished with comfortable leather sofas and extra armchairs, and a satellite TV/DVD player/music player are provided for the guests. On the ground floor is a double bedroom and a large bathroom. The double doors open out from the bedroom and you can go out directly into the garden and the pool.

A staircase leads upstairs to two double bedrooms and their en-suite shower rooms. Bedrooms, with wood floors, have comfortable double beds and good storage space, and each has a large balcony. One bedroom looks out onto the garden and woodland, and the other bedroom has a fantastic half-covered terrace which overlooks many fields and the sea.

OUTSIDE
Garden
The villa has a secure garden which is surrounded by a wall built by stone in the traditional "dry build" style the local farmers have employed for centuries. The garden is lawn and planted with Mediterranean shrubs, lavender, rosemary and mature olive trees.
Pool
The pool is 10m x 4m. Sun beds and pool towels are provided.

Terraces
A shady terrace paved with stone stretches in front of the ground floor bedroom and the sitting room. Two large balconies on the first floor provide magnificent views and a lot of privacy for sunbathing.

As well as the main beach area in Liznjan bay there are several delightful and relatively secluded beaches with wonderfully clear water that are within walking or cycling distance and reached by paths and farm tracks.

All prices are in Pound Sterling (GBP) and for the whole villa based on Tuesday to Tuesday bookings. Tourist tax is included. A refundable damage deposit of £300 (GBP) is payable on arrival.
