This new stone- built traditional Istrian villa is a wonderful house with a magnificent view. Situated on the outskirts of a small town, the villa looks over green hills and valleys of central Istria, full of olive groves, vineyards and orchards. It is jut thirty minutes away from local beaches, but there are many other attractions, such as vineries, excellent restaurants, walking and cycling paths.
Some remarkable medieval towns, such as Motovun, Groznjan and Oprtalj (Portole) are nearby. Relaxing around the pool with a glass of crisp white Istrian wine, you will enjoy an unforgettable view. The villa is approached via a small road through large wrought iron gates which lead you to a spacious courtyard. Two garages are facing the street. A traditional outside stone staircase leads to the first floor, and to a partly covered terrace. The main entrance to the house and the pool are at the back of the house, where an enormous green vista stretches ahead.

ACCOMMODATION
Ground Floor
Sitting room is designed in traditional style with wood flooring and wooden beams on the ceiling. Another traditional element is the stone fireplace. Comfortable sofas and chairs provide seating for up to eight persons. The sitting room contains a satellite TV/DVD. Dining area has a table large enough to accommodate eight persons.
Immediately next door is a white country kitchen very well equipped with gas hob and electric cooker, dish washer, washing machine, kettle, microwave, coffee machine and a toaster. All glassware and plate, as well as cooking utensils are provided. A cloakroom is reached from the entrance hall.

There are three double bedrooms and two bathrooms. All bedrooms have been finished with wooden floors and beams. Two bedrooms are furnished with comfortable double beds, and one has twin beds.
In addition, a pretty gallery leads off one of the bedrooms, and has a sofa that can be opened up into another double bed. The bathrooms consist of large showers and are decorated with top quality Italian tiles and furniture. Plenty of towels are provided for the guests.

The villa is perfect for outdoor life. At the back of the house is a gravel path, leading to a lawn, which is planted with mature olive trees. To one side of the house is a swimming pool, with sun loungers and umbrellas, and country views.
A large tiled terrace surrounds the pool and an outdoor barbecue. Outdoor dining table in the shady terrace is a wonderful setting for al fresco meals in daytime and evening.
