This is a completely breathtaking vineyard country estate hidden in Istrian countryside among the carefully tended vines which produce the highly sought after Istrian reds and whites. An old stone farmhouse and its outbuildings have been sensitively renovated to provide a beguiling residence which is equally charming in each season of the year. Fabulous vistas stretch from the farmhouse across acres of lawn, to the oak trees and masses of vineyards that surround the villa. Whilst in the hot summers you can refresh yourself in the outdoor pool and experience the buzz of the mid day sun, followed by a siesta, autumns are warm and abound with wild mushrooms, truffles and the plentiful harvest of grapes when the new vine is produced. Spring is delightful with vineyards being tended, flowers and wild asparagus in profusion, and the winter is a mixture of bright sunny days and misty mornings with a crackling fireplace and an indoor pool beaconing. This is one of the few examples of an old farmhouse which has really kept all of its ancient features and the owners have brought them up as they had been at their best. The villa is approached by an unmade country road and through a garden gate. Several hundred yards of driveway are lined with trees, and the house is glimpsed in the distance.

ACCOMMODATION
The accommodation consists of the main house and a secondary house. The main house has a ground floor and two upper floors and has three double bedrooms. The secondary house has a large galleried double bedroom and two couches in the ground floor sitting room, which can be transformed into single beds. The houses are joined by a covered loggia.
MAIN HOUSE
Ground floor
From the entrance hallway you enter a very spacious and light sitting room covered with stone tiles, with a doorway to the outdoor terrace which is covered with climbing vine. A large picture window looks out onto the rolling garden and countryside. The focal point of the room is a large rustic fireplace, and the antique nature of the house is completed with old ceiling wooden beams and Venetian-finish, ochre painted walls. The furniture is of a sumptuous country house style with large sofas and armchairs. Beautiful vistas are on view from the sitting room. A country farmhouse kitchen with a large stone sink is reached from the sitting room. The kitchen is equipped for gourmet cooking and has a cooker, hob, fridge freezer, dishwasher, coffee machine, kettle, toaster and a microwave. However, from this kitchen a door leads to the chef’s kitchen where your gourmet meals are prepared every day. A massive antique oak table is large enough to sit ten to twelve persons. You are provided with excellent sets of cooking utensils, glassware and plates.

Indoor pool, gym and sauna
The indoor pool and the fitness area are reached through a downstairs corridor. The pool is heated and dimensions are 7.5 metres by 4.5 metres. Two sides of the pool are made of floor to ceiling glass and enable exquisite views and trap the winter sunshine. The indoor pool is available all year round in case you should encounter an odd rainy day in the summer season. Pool chairs and towels are available. The gym is tiled and has serious weight lifting equipment and several other training machines, as well as a music centre. In the same complex is a Finnish steam bath and a shower room. A set of five good quality bikes are also provided for the guests.

A flight of stairs leads to the underground cellar which stocks the estate’s wines and olive oils at the sale price. Both are of extremely high quality and recognised by experts.
First floor
A wooden staircase leads to the first floor where the master bedroom suite takes up the whole floor, in excess of 65 square metres floor space. This is a room of elegant proportions with a king size bed and antique wooden chests and a wardrobe. Several comfortable armchairs are dotted around the room, and the pale oak floor is emphasized by a contrasting colourful handmade rug. All of the bed linen is of the highest quality silk and cotton. This bedroom has a working stone fireplace, and is decorated with good paintings, mirrors and has a satellite TV. Bedroom windows look at wonderful countryside. En-suite to this room is a lovely spacious bathroom with wood flooring and a country rug. Fine Italian mosaic tiles cover the walls, which are in parts painted in antique ochre, and the ceiling beams and tasteful lighting complete the scheme. The bathroom has a free standing luxurious bath, two basins and a separate large shower. Towels are changed daily and bed linen twice a week. Good soaps, shampoos, shower gels and bath salts are provided.

Second floor
The second floor comprises of two large and cosy twin bedrooms each with en-suite shower room. One bedroom suite has 42 square metres, and the other 22 square metres, which makes them extremely spacious. High standards of furnishings, bed linens and comfort are applied also in these rooms. Each bedroom has a satellite TV. The shower rooms are spacious and beautifully tiled. Towels are changed daily and bed linen twice a week.

GUEST HOUSE
A covered terrace connects the main house with a smaller guest house, which is very charming. Downstairs is an open plan sting room with a fireplace and two day beds which can be used as proper single beds when necessary. Also downstairs is a shower room. Wooden steps lead to a very spacious galleried bedroom with a king size bed and views over the vineyards.

OUTSIDE
The gardens, grounds and the vineyards and olive groves surround the villa totally and comprise of 120 000 square metres (30 acres). In front of the main house is a stone paved terrace shaded by wild vine plants, with a dining table for alfresco dining. It is surrounded by rosemary and lavender bushes and is a cosy sun trap. Then there is a covered terrace which connects the two houses, also paved with stone tiles and a luxurious outdoor sofa and chairs, made of wrought iron and feather cushions. This terrace is positioned to enjoy the expansive views of the vineyards and the outdoor pool.

The outdoor pool is 12m x 6m, surrounded by decking and with 8 sun loungers and a few umbrellas. Under an old oak tree near the pool there is a garden dining table with chairs. By the pool terrace, which has stone paving, there is yet another sofa and armchairs. The comfort of the guests is uppermost in this fabulous villa.

Vinery and Olive Press
In the distance from the villa is the Vinery where wine is produced, and an olive press which produces the estate’s famous olive oil. The estate manager lives there and is at your disposal whenever necessary.
ADDITIONAL INFORMATION
A resident top chef is there to prepare your lunch or evening meal. The chef is a gourmet chef and has a vast experience of working in the best restaurants of Istria, including the top restaurant Valsabbion. His services are included in the price and you will only pay the basic cost of food. Fruit and vegetables are picked from the estate’s own garden and fresh fish and meat are provided from best Istrian local farmers and fishermen. Combined with their divine oils and lovely wines, eating in Villa Malvasia will be a special experience for the guests.
A maid attends daily for 6 hours. The estate manager is on hand daily.
Special Programmes
The villa management has devised a variety of programmes which are available at various times of the year, such as cookery classes, photo shoots, wine and olive oil tasting. Please enquire for more information.
Weddings and Parties
The villa is an excellent venue for weddings and parties. They can organise a wedding party for 8-200 people. Please enquire for more information.
BOATING
Small boats can be hired from the main coastal towns and resorts. The coastline and inshore islands are ideal for exploring by small boat. To hire a motor boat you will require an appropriate licence or you will need to hire a skipper. For more information visit our Charter page.
