OVERVIEW
A luxurious and beautifully restored, roomy old Istrian farmhouse in total 288 square metres of living space, consists of the main building (225 square metres) and an additional cottage (63 square metres), both in the same grounds of 1500 square metres which are surrounded by a lovely stone wall. The whole estate is rented as one unit and provides four bedrooms in the main house plus one bedroom in the cottage. The villa is restored and furnished to a very high standard, retaining many rustic features whilst offering all modern comforts. Villa Montecalli is located in a charming village with a shop and a cafe/bakery and is just a few minutes' drive from Rovinj, one of the most charming coastal towns with beaches, lovely shops, harbour restaurants, marina, great market and narrow cobbled streets full of Venetian style houses.

MAIN HOUSE
The main house is arranged on three floors.
Ground floor
An open plan living space is rustic in its choice of terracotta tiles and wood-beamed ceilings, with a real old stone open fireplace. The living area consists of the sitting room, kitchen and a dining room and a guest cloakroom, comprising 63 square metres, and is a spacious, cosy and relaxing environment. A cream country kitchen is equipped with a fridge-freezer, cooker, hob, dishwasher, microwave, coffee machine, kettle, toaster and a set of cooking utensils and tableware. The dining table can sit up to ten people. The open space flows into the sitting area with a satellite TV.
First floor
On the first floor there is a twin bed white double bedroom with en-suite shower and a bedroom with a new country- style double bed, also en-suite with a bath tub and beautiful Italian tiles and fittings. Bathrooms have hair-driers. Each bedroom has an air-conditioning unit. All the bed linen and towels are provided.
Second floor
On the top floor there is a twin bed double bedroom with en-suite bathroom, and a bedroom with a double bed, also en-suite with a bath tub. Each bedroom has an a/c unit. There is a rustic theme with exposed stone walls, but cream furniture and pale curtains, plenty of towels, crisp bed linen and honey coloured wood flooring and the sumptuous bathrooms give you the feeling of light and airiness, complete relaxation.
COTTAGE
Equal attention has been paid to the little cottage in the grounds. The cottage is exquisitely restored, with plenty of internal stone walls and wood beams, consists of an open plan living area covered with terracotta tiles. All accommodation is on ground floor. The kitchen is fully equipped, there is an L-shaped sofa, and a breakfast bar for two people. The bedroom has old double beds, old wardrobe and a shower room. There is one air-conditioning unit for the whole area. This could be a fantastic teenager pad, or a grandparents' suite, but anyone would love this little private cottage.
Outside
The villa sits in a large lawn garden and is well protected by a typical Istrian stone wall, which is a beautiful feature in itself. There is a nice 32 square metre heated swimming pool, ten sun loungers and a fully equipped outdoor kitchen, with a fridge/freezer, cooker, sink, BBQ and its own shower/WC. On the covered terrace there is a good quality outdoor set sofa and armchairs, and a large outdoor dining table. The owners provide outdoor toys for children.
