Mulberry House is a recently renovated 200 years old Istrian farmhouse. It is situated in an idyllic small Istrian village of about twenty houses, on top of a hill overlooking the sea (15 min drive to the coastal town of Porec), with breath-taking views. The house is positioned on a small hill, surrounded by woodlands and countryside. From the flat roof terrace you can enjoy the sunrise over mount Ucka, Adriatic sunset, the Italian coastline and views of woodlands, fields and villages, even the Alps, 250 kilometres away. From here you will enjoy exploring the local countryside, walking, running and cycling along the lanes and through local villages, visiting nearby beaches or just simply relaxing by the pool and absorbing the peace of the natural surroundings. A large, walled garden surrounds the house, and contains a mature mulberry tree, a tall cypress, a large old oak tree and fruit trees, as well as Mediterranean shrubs and flowers. A large variety of delightful birds and butterflies visit the garden.

The owner is able to offer a package of massage lessons, massage, half board and four day trips for £450 per person per week(minimum 5 persons). Please inquire.

A large basement room 8m x 6m has a window and French doors which open out directly onto the garden. This area also has a shower/WC room, and it is self- contained. It can be used as a playroom or games room and also an additional bedroom.

The main entrance to the house and the main living area are on this raised ground floor. Six stone steps lead to a covered entrance and a hallway, which contains a bathroom, utility room with a washing machine and storage, an open plan kitchen/dining/sitting area and two double bedrooms. One is a double bedroom with garden view, the another is a twin – bedroom with the view of the garden and the pool. They share the main bathroom.

The kitchen is equipped with an electric hob and a microwave oven, fridge/freezer, dishwasher, kettles, a coffee machine, plenty of cooking utensils, glassware, plates and cutlery. A dining table can sit 12 persons. In the sitting area of this space is a large L-shaped sofa and armchairs, and a TV/DVD system. The sofa can be extended to provide another double bed. From this area there is a doorway directly onto a covered balcony overlooking the south garden and with partial sea view.
From the ground floor hallway a hand- made heavy wooden staircase leads to the bedrooms on the first floor.

The first floor spacious hallway has a window overlooking garden and pool and the sea panorama. Off the hallway are three double bedrooms and a bathroom. One of the bedrooms is furnished with a double bed-sofa, and also has a small kitchenette, and it can be used as a second sitting room if required. Another bedroom has one double and one single bed. The third bedroom on this floor is furnished with two twin beds.

This floor is very special as it contains a small sitting room with glass walls, and a surrounding terrace, from which you can have uninterrupted views of an enormous stretch of the Adriatic, all the way from Rovinj to the Italian coast. You have a 360degree view of the wonderful Istrian countryside, vineyards, olive groves, cycle routes and small villages. This room is reached by a wooden staircase form the first floor.

Garden and pool.

The private garden offers a great deal of privacy, and is spacious and enclosed with stone walls and gates, full of wonderful scented Mediterranean plants such as two fig trees, rosemary and lavender. The pool is 8 x 3 metres and surrounded by tiled sunbathing area, with sunbeds, chairs and sun-umbrellas provided. Cool grass lawn covers most of the garden. In one corner of this area is an outdoor barbecue. A large pine table and benches and chairs for outdoor dining are on one of the covered terraces facing south. Pool towels are provided.

Amenities

The village has a mobile shop that is there Monday-Saturday from 10 – 11am, and sells all the everyday necessities, fresh fruit and vegetables. The nearest shops are in Baderna 4km away, where there are two small supermarkets, a post office, cafe/restaurant and a nice village church. The doctor, chemist, bank and more shops and restaurants can be found in Visnjan and St. Lovrec, about 8km away (5 min drive). Within a walking distance of one mile is a simple restaurant which makes local food, such as pasta and soups, called “Ivana’s”.

There is enough parking for three cars.

Pets are allowed.

All rates are for the whole villa per week Saturday to Saturday and are in Euros.
