Villa Nikolina is a recently renovated Dubrovnik baroque manor house situated on a small hill just 5km from the enchanting southern Adriatic town of Dubrovnik. The villa was built in the 17th century by a local nobleman, and consists of the main house, outbuildings and a family chapel. The beautifully proportioned villa, painted in traditional Venetian red with Dubrovnik green shutters, is surrounded by four and a half acres (20 000 square metres) of parkland and woodland. Midway between Dubrovnik and the airport, you will turn off the main road and take a small road uphill, which will lead you to the gates of the villa and its gardens. It is an ideal place for those who want to relax in the privacy and tranquillity of this imposing and historic house, and enjoy all the modern amenities and a sumptuous pool but also need the culture and excitement of one of the most beautiful Mediterranean towns where you can visit bars, restaurants and clubs at night, and enjoy the cultural life of Dubrovnik – concerts and theatres in ducal palaces or open squares, and many churches and museums during the day.

ACCOMMODATION

The sitting room is very spacious and opens onto shady covered terrace with wrought iron tables and chairs. Ten people can sit comfortably on deep cushioned antique sofas and armchairs and the room is furnished with antique chests and bookcases, mirrors and paintings. There is a satellite TV, a music centre and internet connection. A large open fireplace, and underfloor heating, make the villa comfortable in the autumn and winter time. A traditional craftsman built wooden kitchen is fully equipped with cooker and hob, fridge freezer, microwave, coffee machine, kettle and a toaster. The owners have provided plenty of cooking utensils, cups and glasses and you can enjoy preparing your own meals or have them prepared by a chef. Ten people can sit around the kitchen table and there are several different sitting and dining areas outside.

All five double bedrooms are on the first floor and each has a modern ensuite bathroom. Bedrooms are furnished in a manorial style with large beds and antique wardrobes. The décor is evocative of an eighteen century sumptuous interior, made up of raw silk curtains and bedspreads, muslin throws and brocade cushions. All bedrooms and all living areas are air conditioned. Bedrooms are generously proportioned and have high ceilings, adding to the feeling of relaxation and tranquillity. Some bedrooms also contain comfortable sofas in addition to double beds.

The gardens

Palm trees, pines, cypresses and bougainvilleas are a feature of this Mediterranean garden, which is enclosed within stone walls. The garden is set in terraces and walkways which are lined with herbs, lavender and rosemary, and is surrounded by more woodland. In addition to a large patio outside the house, there are sitting areas also in front and at the side of the house. A large summer barbeque and grill area is in the garden.

The pool

The pool of this villa is very attractive, in blue mosaic and surrounded by smart wooden decking and stone sunbathing areas, around which are sun-beds, reclining chairs and a canopied swing chair. It is tucked away to one side of the house and totally private, with a vista towards the hills and vineyards. The size of the pool is 10m x 5m and there is an additional jacuzzi area within the pool. Pool towels are provided. Outdoor table tennis is also provided and there is an alley for bowls.

This villa comes with a daily housekeeper for one and a half hours a day. There is parking for four cars. A chef and collection from the airport are available for an extra charge.

PRICE AND AVAILABILITY

All rates are for the whole villa per week Saturday to Saturday or Sunday to Sunday and are in Euros. There are no extras. Tourist tax and cleaning are included.
