A very spacious luxury villa built on the edge of a small hamlet in unspoilt rural countryside. The villa comprises of 400 square metres and sits on an 833 square metres of land. From the garden several stone steps lead to the covered veranda, and into a hallway of the villa. From there, a staircase leads down to the well appointed cellar, well as the fourth bedroom. Upstairs the staircase leads to two more bedrooms and a bathroom. On the ground floor is the main living area of the house and another bedroom. Air-condition units are in all the living rooms and bedrooms. The villa has a look of a typical old Istrian farmhouse, with the traditional pink façade, and a charming stone built single story extension. In the past, this would have been a stable or a storage space, but now this is where you find a wonderful sitting room and a ground floor bedroom. The freshness of the countryside and the quiet position of the villa within easy reach of lovely beaches make it a relaxing and lovely place to spend your vacation.

ACCOMMODATION
Ground floor
To the right of the hallway is a 31 square metre sitting room, which is light and airy, and incorporates typical local architectural details, notably beautiful ceiling beams, pale cream floor tiles, and an open fireplace. A large plush sofa suits the relaxing tone of the room, which also has an entertainment centre with a satellite TV/DVD player and a music player, as well as internet. To the left is a striking modern kitchen and dining room, which occupy another 32 square metres, with a dining table which can sit 8-9 people. The kitchen is built from white and light wood finish units, and separated from the dining area by a breakfast bar. The kitchen is very well equipped and provides a four ring hob, oven, dishwasher, fridge freezer, microwave, toaster, coffee machine, kettle, iron and plenty of good cooking utensils, glasses, cutlery and plates. On this floor is also a double bedroom with a bathroom, and there is a separate guest WC.

First floor
An elegant stone and wrought iron staircase leads to the upstairs landing, from which you can enter two good double bedrooms, which share a lovely bathroom. One of the bedrooms has a walk in closet, and both bedrooms have beautiful stone balconies. Good quality beds and excellent linen and towels are provided. From the first floor bedrooms you can see the sea in the distance.

Basement
This villa has a truly amazing basement, which can be used as a separate entertainment area. Here you will find a wine cellar, where guests can help themselves to wine bottles at cost price. The style of the wine cellar is reflecting wine cellars of old, with ceiling beams and brick arches. Beautifully crafted cabinets contain wines and spirits, and bottles of local olive oil are also on offer. According to Croatian customs, friends meet here around the large wooden table and spend time together in summer heat or winter storms. There is a totally modern addition to all this – and that is an indoor Jacuzzi. The fourth double bedroom and a very nice bathroom are in this spacious and airy basement.

OUTSIDE
Garden
The villa is approached via a small country road, through a wrought iron gate. The garden in front of the villa is in part covered with gravel and a wood pergola, which provides parking spaces. The other half of the garden has walled flower beds filled with laurel, rosemary, lavender and flowers, surrounding the pool. In parts the garden is covered with lawn and several old olive trees. All around the house are fields and vineyards, and the garden appears as if seamlessly flowing into them.
Pool
A very nice pool is divided into a small shallow pool for children, and a large pool for adults. Around the pool the sunbathing area is supplied with sun umbrellas and pool towels.

Terraces
The villa has a large ground floor covered terrace stretching along the width of the house. The terrace has a set of outdoor sofa and chairs, and in one corner there is an outdoor oven and a barbecue, with a dining table and chairs. In addition, the two upstairs bedrooms have their own private balconies with great views of the countryside and sea in the distance.

There is parking for three cars in the garden. Car is recommended.

BOATING
Small boats can be hired from the main coastal towns and resorts. The coastline and inshore islands are ideal for exploring by small boat. To hire a motor boat you will require an appropriate licence or you will need to hire a skipper. For more information visit our Charter page.
