This heart warming and lovingly restored, spacious old Istrian farmhouse is also a luxury Istrian villa with modern kitchen appliances, state of the art bathrooms, a wine cellar, excellent beds and a fabulous 1500 square metres of garden and pool. Situated in the gourmet region and wine routes of Croatia, the villa is close to some lovely beaches that are ten minute drive away. The villa is only 30km from Pula airport.
ACCOMMODATION
The villa is arranged on three floors and has a small cottage-like annexe which used to be a storehouse in the olden days. It is built completely with old stone and has charming white shutters. It also has an outdoor stone staircase which leads to the first floor where it opens out onto a walled terrace and the door to the first floor, which is so typical of old Istrian houses.
Ground floor
A spacious and elegant, but also cosy living room has light oak flooring, honey coloured wood ceiling beams, a slick stone/wood fireplace and wonderful walls which are partially painted in cream and grey distressed style, and partly show exposed original stone walls. The whole effect is stunning, very beautiful. The furniture has been chosen for its simplicity and comfort, respecting the farmhouse tradition. The whole open plan ground floor has a light, bright atmosphere, with a large plum coloured sofa at one end, and a solid oak dining table with eight chairs at the other end. The two areas are separated by the fireplace and the internal stone staircase leading to the bedrooms. Video/audio entertainment system, LCD TV, satellite receiver and DVD player are provided.
A large well-equipped modern kitchen flows on from the sitting room and has a breakfast bar with high chairs. In the kitchen there is a gas ceramic oven, large fridge/freezer, coffee maker, microwave oven, dishwasher and all the necessary utensils, glassware and plates. Next to the kitchen is the laundry with a washing machine and an iron.

A piece de resistance is the villa’s wine cellar that can conveniently be reached from the sitting room. It is located in the old well, which is actually a large stone- built room that used to hold the collected rain water for the farm. The cellar is stocked with the best Istrian wines and high-quality olive oil, the two products that symbolise Istria. Guests can help themselves to these at the given price.
First and second floors
Oak floors, cream and stone walls and ceiling beams are the continuing theme in the bedrooms. The bedrooms have fabulous Mediterranean light, and are simply but very elegantly and luxuriously furnished with high quality double beds and bed linen. All the bedrooms have en-suite shower rooms, and there is a fifth bathroom on the forts floor. The bathrooms are lovely and offer plenty of towels. All the bedrooms have uninterrupted views of the countryside.

OUTSIDE
The pool area features a large pool and a sunny patio with quality sun bathing chairs and umbrellas. There are several sitting areas for relaxation and reading. The garden is private and dominated by several old Istrian oak trees, and pot plants with geraniums, palms, and herbs.

BOATING

All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings. Tourist tax is included. A refundable damage deposit of €300 (EUR) is payable on arrival.
