Stanzia Kabrun is not just a luxury villa, but a whole country estate, spread over 14000 square metres of land, with many outbuildings which have been turned into facilities such as a comprehensive wellness house, a separate summer tavern with a complete kitchen (traditionally known as “konoba”) with a large table suitable for parties, a wine cellar for guests to use and a fantastic pool.

The four bedroom villa is an enlarged old farmhouse completely modernised inside, retaining the charming features of old Istrian houses. This means stone tiles on the floor, stone fireplaces, wooden beams and shuttered windows. The villa is painted in pale ochre on the outside with blue shutters, typical Mediterranean colours. Shady terraces surround the villa. Large lawns and gardens are mixed with olive trees, vines and a variety of mediterranean greenery.

The villa is approached by a country road and stands on its own in huge grounds. From the small road, a long drive takes you through the front yard’s stone posts to a set of wrought iron gates that lead into the front courtyard of the villa. Indoors, the villa provides great living spaces and very comfortable bedrooms, with works of art scattered all over the house. It is a wonderful property for a sumptuous holiday giving you an opportunity to have lots of fun on the estate itself and visiting the nearby small towns which are real Adriatic gems. The villa is equally interesting in spring, summer and autumn, even winter. Just 15–30 minutes drive from lovely beaches and good restaurants. A superb golf course is about 45 minutes drive away and the local airport about 30 minutes drive away.

ACCOMMODATION

Ground floor

The whole of the ground floor is one large and roomy living area, with the kitchen at one end, dining area to the side of the kitchen, and connected with three steps to a small landing that opens out onto a terrace covered with climbing plants. The greatest part of the ground floor belongs to the sitting room and the second sitting room/TV room. The light in the living space comes through numerous doors and windows, with white floors and walls adding coolness, and the double height living room providing the sensation of calm and space. The main living room is covered with vivid rugs and kilims, and cream sofas surround a modern style fireplace. The sofas pull out into double beds, and more armchairs provide plenty of seating. The second sitting room leads off the main living room. This room is furnished with squashy sofas, and contains TV/DVD player/music centre. Wi Fi internet is provided.

The kitchen is traditional and painted cream, with a gas cooker, fridge/freezer, dishwasher and microwave, a coffee machine, kettle, toaster, plenty of excellent cooking utensils. Plates, glassware and cutlery are all provided and are of excellent quality. The dining area has an antique dining table for 8-10 persons and nice antique vitrines to show off the plates and glassware. The whole floor is such a wonderful, large but also comfortable living space, enhanced by quality lighting and paintings, and an imposing stone staircase.

The first floor comprises of four double bedroom suites each with a very smart and top quality bathroom. Wood floors and ceiling beams give the villa its old-world look, but each bedroom has a different character. The main bedroom feels classical with its extra large mahogany bed, wardrobe and a writing table, rugs and paintings. The second bedroom also has a double bed, as well as a sofa. The third bedroom has two single beds, a desk and plenty of wardrobe space. The fourth bedroom has a double bed, wardrobes and a desk. There are also four excellent bathrooms. Plenty of bath towels are provided.

Garden and pool

The garden is 14000 square metres (3½ acres) surrounded by a stone wall, giving the house a lot of privacy. The pool dimensions are 12 x 5 metres. A large stone paved sunbathing area with sun loungers surrounds the pool. All your pool towels are provided.

Tavern and summer kitchen (“konoba”)

An old shed opposite the big house has been converted into a traditional Istrian tavern/summer kitchen. This is a proper single storey building which houses a magnificent open stone fire place suitable for grilling, cooking and baking. It also has a fully equipped country kitchen, and in the olden days this used to be the place where all the family traditionally gathered, cooked and lived in during all but the coldest couple of months in a year. These days, konoba has an almost mythical, iconic status. It is a luxury to have one, and this is where you invite your closest friends for barbecues and fabulous prosciutto hams, washed down with amazing local wines and beer. It is not a poor man’s kitchen any more, but a sophisticated rustic addition to our homes, where Croatians relive their tradition and keep in touch with their past- eating, drinking, chatting and singing. This particular konoba has a massive wooden dining table which can sit 14-16 people.

Just a stone’s throw from the konoba is a separate wine cellar, with a selection of Istrian whites and reds, and local spirits. These are offered at cost price to the guests.

Wellness House

This villa has its own wellness house! Out by the pool another building has been added, which has an indoor Jacuzzi and a sauna, with large glass windows looking out at lawns and the pool. In the basement of this house is a well-equipped gym and a bicycle room with 3 good adult bikes and one child bike, exclusively for the use of guests.

There is parking for 10 cars within the house grounds.

Pets

Pets are accepted at extra 10 euros per pet per day.

BOATING

We can arrange yacht and motor boat hire on request. Please note that sailing boats are only available for a week’s sailing in peak season, so it is suitable for those who wish to have a 2 week holiday, one of which will be spent on a yacht. RATES & AVAILABILITY

All rates are per week for the whole villa. Included in the price are tourist tax, all utility bills, bed linen and towels/pool towels, cooking utensils, crockery and cutlery, use of all outbuildings and facilities, pool and garden upkeep.

Additional facilities (extra charge) are transport from and to the local airport, daily cleaning, chef, party catering and tailor made organised tours (wine and olive route, gourmet route, antiquity tour, trips to islands).
