The villa is built in the Istrian tradition, with Istrian stone, and typical covered balconies and comprises of 200 square metres of living space. The garden of the villa is well secured and surrounded by a wonderful hand-made dry stone wall. Interiors are tasteful and spacious, and partially exposed stone walls are very attractive. The garden and pool are private and secluded. The villa is 20 minutes from beautiful Istrian towns of Rovinj, Porec, Pula and Motovun. Beaches are also 20 minutes drive away.

ACCOMMODATION
Ground floor
The ground floor has an open plan arrangement; with a fully equipped kitchen, dining area and a living room. The floor is laid with pale old bricks throughout the open plan areas and softened by sumptuous rugs. In the sitting room there are comfortable plum coloured sofas, a traditional brick, wood and stone open fireplace and a flat screen satellite TV/DVD player and a music system. From the living room the open plan flows into the dining area with a table seating 6-8 people. The country style pale cream kitchen is equipped with excellent cooking utensils, glassware and plates as well as a stove, dish washer, fridge freezer, hob, oven, microwave, coffee machine, kettle, toaster and a washing machine, iron and board.

First floor
On the first floor are three spacious double bedrooms, each has an en suite shower room. The bedrooms are spacious and airy and have traditional wooden beamed ceilings and oak floors. Two bedrooms have extra-large double beds and the third bedroom has twin beds. Each bedroom has a LCD TV. Good quality mattresses, bed linen and plenty of towels are provided. Each bedroom has great views of olive groves, vineyards and surrounding woodland.

OUTSIDE
A private beautiful and secluded gated garden has a barbecue and terraces with a dining table and comfortable outdoor furniture. The pool is heated and surrounded by a paved terrace, with sun loungers and pool towels.

BOATING

All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings. Tourist tax is included. A refundable damage deposit of €500 (EUR) is payable on arrival.
