A luxurious three hundred year old traditional Istrian villa. Four bedrooms and four bathrooms. A large 50m sq swimming pool, air-conditioning and internet. Sleeps 8-10.

Villa Xenia is the complete package. A recently renovated villa with all the advantages of modern living yet the charm of old fashioned Istrian tradition. The large swimming pool also can be lit up at night. The house has been finished to an exceptionally high standard and oozes warmth and homeliness. Throughout the history of this household many different craft and agricultural trades have supported the incomes of families living here. One descendant was widely known for his carpentry; he made all the wooden equipment needed for his work as well as items for the household. Many of these items still adorn the interior and the exterior surroundings of the villa.

ACCOMMODATION

Ground floor

The natural white stone arch, typical Istrian wood, terracotta and bricks were used in design and restoration of the villa. The kitchen is embedded in stone and fully equipped with modern appliances; gas/ electric cooker, refrigerator, cooker hood, freezer, microwave, coffee brewer, dishwasher, washing machine, tumble dryer and iron. The kitchen is connected to the dining room area and large fireplace. A large double door takes you from the dining room to the terrace.

The living room is very spacious with a fireplace, decorated and furnished in antique style with a touch of sophistication. It is a beautifully styled room with restored antique furniture and there is a satellite TV, DVD player, video player and Hi-fi system. A large double door leads from the living room to the terrace and garden.

First floor:

A beautiful set of old stone stairs leads the way upstairs. All the bedrooms have en-suite bathrooms with showers. One of the bathrooms has a jacuzzi bath. All of the four bedrooms have double beds. In the fourth bedroom there is a sofa bed which sleeps 2 people.

OUTSIDE

The outdoor space of Villa Xenia is decadently adorned with plants, trees and outdoor furnishings. There is a large open terrace and two large covered terraces. The barbecue area and outdoor dining table are perfect for alfresco dining. There is a spacious courtyard with native plants. On one of the other covered terraces there is a fireplace and grill, a barbecue area, a large wooden dining table and an outdoor stone sink.

Surrounding the pool there are plenty of deck chairs, wicker chairs, umbrellas and there’s a nice double swinging chair.

BOATING

Small boats can be hired from the main coastal towns and resorts. The coastline and inshore islands are ideal for exploring by small boat. To hire a motor boat you will require an appropriate licence or you will need to hire a skipper. For more information visit our Charter page.
