Ten new two-storey villas built with local stone in the traditional village style. Charming well-balanced facades are enhanced with blue, pale green or traditional brown shutters, a nice garden, a pool and a private sunbathing area. Inside, the villas are cosy, light and bright, with a pleasant beach themed decor of blues, creams and whites with touches of sunshine yellow which predominate in these relaxing villas.
Nine of the villas are three bedoom and one has four bedrooms. Nestling at the edge of a fishing village, a short stroll to a local cafe and shop, the Zephyra villas fit in well with the Mediterranean countryside. Take a leisurely 25-30 minute walk to a long sandy beach in Medulin, or just a few minutes drive by car. There you can stop off and pick-up fantastic ice-cream, buy some fresh rolls from the bakery, then figs and parma ham, and you are all set for a beach picnic.
If you love water sports, you are in the right place: wind surfing, scuba diving, kayaking and boating are available locally. You are also close to a horse riding ranch, country bike paths, tennnis courts, wellness centre and a gym. The local food is great and it is a child-friendly place, and also good for adults and teenagers. On top of that the nearby town of Pula has the 6th largest Roman amphitheatre in the world. The local airport, Pula, is just 15 minutes drive away, so these villas combine all the comforts of a good holiday, great location, great accommodation, close to the beach and transport links.
Villa Zoe (4 bedroom)
The nine villas are almost identical and each is arranged on two floors and surrounded by a private garden, with stone and wrought iron fencing, and own swimming pool. All rooms are individually air-conditioned. All villas have WiFi.
VILLA ZEPHYRA, ZELDA, ZADIE, ZANELLI, ZORRITTA, ZEUS, ZAHARA and ZEGNA (sleeps 6+2 per villa)
These are all three bedroom villas. Villa Zephyra and Zelda are adjacent, as are Villa Zeus and Zahara, a perfect arrangement for a group of two familes each wanting their own villa. Villa Zadie, Zanelli and Zorritta are in a row.
The ground floor living space is open-plan and consists of a spacious sitting area, a kitchen/dining area, a utility cupboard with washing machine, a downstairs shower room and a double bedroom.

The sitting room has two sofas, a coffee table arranged around a modern rug and a satellite TV/DVD. This area also has an attractive open fireplace, decorative pictures and works of art, exposed wooden beam ceiling and direct access to the garden and pool area, which makes it a very pleasant room to sit and relax during the daytime and the evening.

The kitchen/dining area has underfloor heated stone tiles. The kitchen is fully equipped with a fridge/freezer, gas cooker, dishwasher, kettle, coffee machine, toaster, cooking utensils, crockery, glasses and cutlery. There is also a dining table and chairs.

Also on the ground floor is a double bedroom with a comfortable double bed, wardrobe, satellite TV and wood flooring. Across the hallway is the utility cupboard and a separate modern shower room with underfloor heated tiles.

The first floor is reached by a wooden staircase which leads to a small hallway and two bedrooms. The bedrooms have wood flooring, exposed wooden ceiling beams, comfortable beds and pretty lighting. Bed linen and bathroom towels are provided. The main bedroom has a large double bed and plenty of storage space. The second bedroom has twin beds. These two rooms share a bathroom which has a corner bath tub with shower.

The villas are surrounded by a landscaped walled garden of 400 square metres, with stone paved terraces, planted with Mediterranean shrubs and herbs and wooden pergolas with climbing plants for shade.

To one side of the garden is a 22 square metre swimming pool with steps leading into the pool. The pool terrace has modern sun loungers. Next to this area is a barbecue and a dining terrace with a table for eight. This really is a lovely villa with everything! Great for families, singles and couples alike. There is parking space for two cars.

VILLA ZOE (sleeps 8+2)
A four bedroom villa with two bathrooms. Very similar in style and interior finish to the other Zephyra Villas. It has larger total floor area incorporating the fourth bedroom and a slightly larger kitchen and living room area. It also has a larger swimming pool of 32 square metres.

A three bedroom villa of almost identical layout to the other Zephyra Villas. It is located next to Villa Zoe and has a slightly larger internal floor space, a slightly larger garden and a larger pool of 32 square metres.

Tourist tax is extra at a rate of approx 1 EUR per person per day.
A refundable damage deposit of €300 (EUR) is payable on arrival.
Prices are based on maximum 6 people per villa (8 people for Villa Zoe)
Up to 2 additional guests can be accommodated on the sofa bed in the living room at an additional cost of 100 euro per person per week.
Pets accepted on request for Villa Zephyra and Villa Zelda only, at an additional cost of 50 euro per pet per week.
We usually went to the Maticev Pisak beach and it was very nice with plenty of shade and delicious simple food.

The villa was wonderful - new, clean, spacious with everything you could need. The communication prior to arrival was seamless and Croatian Villa Holidays assisted with suggestions in the local area. We would definitely stay again!

Villa Zadie was beautiful.
The villa we stayed in (Villa Zadie) was beautiful. We loved the floor plan, which made the house feel quite spacious. It was decorated very well and had most of the items we needed. The kitchen, however, could use more items, even for a short stay. The bathrooms exceeded expectations--well-laid out and elegant.
WiFi signal did not carry upstairs, unfortunately. An extender should be considered so WiFi can be used on both floors.
The villas themselves were located in Liznjan, which was very close to Pula and Medulin. However, it was quite
difficult to find the villas. I realize this is complicated by the addressing system in Croatia, but they are not easily located. We found the beach area to be overcrowded, so we relied on the pool to cool off.

As you know we do provide quite detailed directions to the villa but the route through the back streets of the village is complicated. As for beaches we did supply directions to several beaches around Liznjan bay that can only be reached by farm tracks and are very much quieter and a complete contrast to the busy beach in Medulin. These certainly are our favourite beaches.

Villa Zephyra in Liznjan is a perfect place for holidays. The building itself and its interior design is very nice. The rooms are comfortable, the kitchen is well equipped. We were also very pleased for pet-friendliness!
Liznjan is a nice village, the house is close to its centre. There is a beach 5-6 mintues drive from the house where we also found a very nice place for eating simple, nice food: this is Eden buffet.

Villa Zinnia was 'as new', well equipped and really comfortable ...
Villa Zinnia was 'as new', well equipped and really comfortable for 6 of us. The private pool and garden, were lovely, albeit not particularly well laid out making cooking and dining outside a little disjointed. The flexibility the owners showed in accommodating non standard arrival and departures was a major plus.
We didn't do a lot in Ližnjan itself, but it was an easy taxi transfer from Pula airport and a convenient base. I'd definitely recommend some form of transport and we hired bikes from Medulin and used the occasional local taxi, which were good value. The Medulin/Pula towns are very 'touristy', with the usual pros and cons that that brings. We found some good restaurants but also some average ones. Out of the towns the coastline around the Peninsula, is spectacular and we explored both by bike and by hiring a boat, which I'd highly recommend.

Clean, high quality, modern, good private space despite being in a complex of ten or so villas.
Area is good for being able to escape away from the intense tourist spots but is within good striking distance of them as well. Roads in the village to the villa are VERY narrow so careful driving is a must!

Beautiful house! 3 big bedrooms and 1 smaller, great kitchen and dining room. Clean and fresh! Great pool & dining area outside + several terraces. Quiet and safe area. Nice host. We were 6 adults staying, but house is big enough for 8 adults. Can absolutely be recommended.
A bit far from shops and restaurants. About 2km to Medulin. Walking distance to small grocery shop, but with taxi no problem to get to Pula in 15 minutes . Close to airport.
