The villa is situated on the peaceful island of Kolocep in the Dubrovnik region, in natural and quiet surroundings. The island has fewer than 200 inhabitants and is sunny most of the year. Most of the island is covered by Mediterranean pine forests, vineyards, citrus and olive groves and the locals still earn their living by fishing.

There are no cars on this island, it can be reached only by a speed boat or the regular ferry which goes from Dubrovnik four times a day. Within walking distance of the village, the villa is located on the beach front and is surrounded by Mediterranean plants and the scent of dry herbs. It is a modern villa designed to catch the sun all day round. The sand colour of the façade and the honey coloured shutters blend in with sea grasses and pebbles, and with the Adriatic just below the doorstep, this is a very special villa.

The villa is extremely spacious and comprises of 430 square metres of living space and 1600 square metres of seaside garden which extends all the way to the sea and its private beach of flat stone slabs, where you can sunbathe and swim. The interior is modern and stylish, sunny and airy.

Ground floor

First floor

The main living areas are on the first floor where there is and open plan kitchen, dining room and sitting room and a family bathroom. Throughout there is pale wood flooring and cream painted walls. Cream sofas, leather settees, fine antique sofas and armchairs provide plenty of elegant seating, arranged around a stone fireplace and the home entertainment unit with a satellite TV/DVD player/audio system. Many floor to ceiling windows let in the sunshine and give wonderful views of the countryside and the sea. The modern Italian kitchen is equipped for gourmet cooking, with a fridge/freezer, dishwasher, cooker and hob, microwave oven, coffee machine, kettle, toaster and plenty of excellent cooking utensils, plates and glassware. The dining area is very large with a dining table for ten people and great views as well.

Second floor

A staircase leads to the second floor where there is an en-suite master bedroom with a four poster bed, and two other double bedrooms which share a bathroom. Each bedroom has a balcony with amazing sea view. The bedrooms have new luxurious beds with excellent mattresses and bed linen, and plenty of towels are provided. Each bedroom is very spacious, has a different colour scheme, derived from the Mediterranean palette of colours. Two extra beds can be provided on request.


The villa has a large garden planted with rosemary, lavender, Mediterranean bushes and grasses, pine trees, lemon trees. A beautiful garden terrace has smart and comfortable outdoor sofa and chairs and also a barbecue with a garden dining table and chairs. A large swimming pool is surrounded by a brick tiled patio and many sun loungers with pool towels, umbrellas and an outside shower. Beautiful plants and a sense of privacy and closeness to the sea is everywhere. Garden steps lead down to the beach.

Waterfront cafe on Kolocep
Kolocep island, one of the Elaphiti group of islands is 25 minute ferry journey from the port of Gruz in Dubrovnik. It is small island, just 2.5 square kilometres in area and there are two settlements on the island Gornje and Donje Celo and each has a small beach. Dornje Celo is the larger community and has a couple of cafe restaurants and a shop. No cars are allowed on the island but a network of paths crosses the island. The meandering walled pathway that links the two villages is bordered by remains of ancient buildings as in the 15th century Dubrovnik noble families built fortified summer palaces, churches and chapels on the island. Most of these fine buildings are now in ruins but in Donje Čelo the 13th century parish church, The Assumption of Mary survives as does the 11th/12th century pre-Romanesque church of St. Anthony of Padova in Gornje Čelo, On the path between the two villages is the 15th century Church of St. Anthony where you will find an altar-piece, painted by an eminent Dubrovnik artist Ivan Ugrinović.
