This delightful house is perched above the medieval town walls of the hilltop town of Oprtalj in Central Istria and has breathtaking views over valleys, vineyards, olive groves and distant mountain ranges. The landscape is wonderful; in the spring and summer you are surrounded by lush greenery, and in the autumn a whole range of colours is dazzling - from yellows and golds, to pinks, bright reds and browns. The view towards the town is also charming - sitting on the terrace, among the fig and palm trees you can discern the white Venetian church bell tower across the road, on the little town square.

The house is in the medieval town of Oprtalj also known by its Italian name Portole. The population there is bilingual - Croatian and Italian. All around the town are panoramic views of the surrounding countryside. The house is south facing with a terrace planted with vines and a private garden. The garden is planted with a large fig tree and rosemary bushes, and typical Mediterranean vegetation.

From a cobbled road the house is reached through a pedestrian private arched alleyway. It is an extremely quiet and peaceful location very reminiscent of Tuscany. The region is renowned for its food and wine and there are many excellent restaurants within easy driving distance whilst the interior of Istria with hilltop towns and beautiful landscape is ideal for touring, cycling and walking.

Casa Della Vigna - Oprtalj


Casa della Vigna has one double and one twin bedroom. It can sleep two further people on sofa beds in the sitting room. The ground floor is a large basement for storage.

First Floor

Reached by an external staircase; hallway, bathroom with shower, WC, hand basin and washing machine. Kitchen with dining area. The kitchen is fitted with electric hob and oven, dishwasher, fridge freezer, microwave. Sitting room with views across open countryside. Sofa bed to sleep two people. Widescreen TV and DVD player. Terrace with table and chairs. Second Floor. Two bedrooms furnished with antique beds and furniture. Bedroom 1 has a double bed and an additional full size single bed and can sleep three people. Bedroom 2 has two single beds. All rooms are air-conditioned with warm air heating for the wintertime. All bed linen and bathroom towels are provided.


Private garden with outside seating and dining area, barbecue, areas for relaxing in sun or shade. Below the house and forming part of the garden are two terraces of vines where in September/October guests can pick their own grape. Garden furniture and sun loungers are provided.

The view is stunning
The villa is absolutely lovely. Traditional with modern facilities. The view is stunning. Sunrises are spectacular from the terrace or
bedroom. We went late summer season and the village was very peaceful with the villa a haven of tranquility. The kitchen and
shower room are great. The washing machine was very easy to use. The bedrooms are upstairs and are very comfortable and spacious. The garden area has great views of the valley. All in all, a wonderful holiday villa in a beautiful location.

About location:

The location is excellent. Oprtalj is a wonderful friendly community village in which there are holiday villas. The local grocery store is
perfect for a wide range of essentials. Eating out couldn't be better. The Konoba Oprtalj is fantastic, offering stunning sunsets and gorgeous meals. The chef and waiting staff are very friendly and make every visit really enjoyable. There are plenty of walking,
cycling and running routes locally. The local 'back' roads around Oprtalj are all smaller and less busy than the lower main roads
connecting the hill towns in the area. Wild boar, deer, eagles, falcons, Jays, woodpeckers and ravens are all in abundance. The old
Parenzana railway trail a perfect introduction to easy walking or cycling routes in the area.

About Croatian Villa Holidays:

Nigel was super. He organised the villa booking last minute along with great car hire. Communication was excellent throughout.
Directions were very good and our contact in the village that met us to provide us with keys was great also. Mike very kindly took the time to talk to us about the local area and places of interest.

Casa Della Vigna was superb
Just a quick line to thank you VERY much for arranging our recent holiday to Croatia. Casa Della Vigna in Oprtalj was superb and fitted the bill entirely. The mountain views were fantastic and the villa was very well equipped with everything one would normally require, even Wi-Fi and a dishwasher which provided an unexpected touch of luxury.

Please pass my thanks to Mike Nowell for all his work finding flights for us. This was complicated by the fact that one of my daughters was arriving on a different day and on different airline/ airport to myself and my other daughter but it was all seamless on the day! The hire car also worked out well and we picked it up from Pula Airport to drive to Oprtalj and then dropped it off at Zagreb at the end of the holiday. The snaking hairpin roads up to the hill top village after dark made for a great adventure on the night of our arrival!

Many thanks also to Nigel Nowell and others who arranged things for us later on in the arrangement phase.

If possible, could you thank Franka for waiting up for us to arrive and taking us to the villa very, very late at night? Her son changed the porch light bulb for us that night because it had blown which was beyond the call of duty. The fresh bed linen and towels were a very welcome touch too, provided by Franka's daughter half way through the stay.

About location:

We toured hundreds or possibly over a thousand miles and loved the country, taking in a dolphin trip by boat, a trip to Venice, the terrific Cape Kamenjak Nature Park with its beaches and cliff jumping, which my daughter did. We crossed the border to visit the miles of Postojna Caves in Slovenia and we also climbed some of Mount Vojak in the Ucka range (not for the feint hearted!) and hired bikes on two occasions. There are miles of designated cycle routes

Casa della Vigna was wonderful
We have been home a week, having left Oprtalj last Sunday, and I have finally found a moment to draw breath and sit down and reflect on our time in Croatia.

Firstly, thank you so much again Nigel for arranging things at such short notice, only a day prior to our arrival in Zagreb. The hire company that you use were excellent. Elizabeta handled the rental in the Zagreb office from where Christian had left off and was superb, making us feel very comfortable about the whole process and the support available to us throughout our rental period.

Our time in Oprtalj was fantastic. Casa della Vigna was wonderful. Thank you and thank you to Mike for making it available for the dates of our stay. The village, the people, the views, the food and wine and the property itself left a big impression on both of us. We had a great time and very much hope to stay there again at some point.

Oprtalj (known as Portole in Italian) is located on the crest of a hill at 378m (1240 feet) and from this high vantage point offers stunning views across the Istrian peninsula stretching coast to coast from Mount Ucka (above Rijeka ) in the east to the Adriatic coast in the west. The site was occupied in prehistoric times and was a Roman military post. The present town was established during the medieval period and part of the original fortifications are now incorporated into houses built into the town walls. From 1420 to 1797 the town was controlled by the Venetian Republic. The parish church, set on the town square was built in the early 16th century with baroque features added in the 17th century. Oprtalj has kept its town walls and its medieval lay-out of narrow streets, tiny squares and arched passages. On visiting Oprtalj the overwhelming sensation is one of quiet and tranquillity coupled with a direct association with its medieval past. The town has a restaurant, local shop/general store and a post office. It is a growing centre for antiques with several antique shops and a periodic antique market in the summer months. Oprtalj is well positioned to explore the Central Istria region.
Food and Wine
The area around Oprtalj is one of the principal areas in Europe for finding truffles. The largest ever truffle (as recorded in the Guinness book of records ) was found in the Motuvun forest just a few kilometres from Oprtalj. The local restaurants specialise in providing dishes incorporating truffles and a grilled steak covered with a thick layer of fresh truffle shavings will cost less than a regular steak in London or Paris. On of the most highly regarded restaurants in Istria, Zigante, is just 10 minutes drive down the hill to Livade. In the autumn there are annual truffle festivals centred on Livade and Buzet. Within a 15 minute drive from Oprtalj there is a wide selection of first class restaurants. We provide details and recommendations. Excellent wines are produced in the area and well marked wine routes lead you through charming countryside to wineries where you can sample some of the very best Croatian wines. Local olive oil is another feature of the cuisine.
There are some excellent marked cycle routes in Istria. Cycle route maps are also available. Istria has a number of caves that are open to the public. For example Pazin, Baredine and Mramornica caves. The spectacular caves at Postojna in Slovenia are a possible day trip. This 20 kilometres long network of passages, massive galleries and spectacular chambers is the most visited cave in Europe.

Istarske toplice

This thermal resort less than 15 minutes drive from Oprtalj is located in beautiful and dramatic countryside. It has a hot mineral spring that is beneficial for the treatment of chronic rheumatic diseases, dermatological and other diseases. The resort offers a variety of beauty treatments and massages and can also provide simple relaxation and swimming in the outdoor or indoor pools.

Pula Airport

Pula Airport is 7km from Pula centre and 3km from the main motorway that runs the length of Istria.

Rijeka Airport

Rijeka Airport is on the island of Krk. The island is connected to the mainland by a bridge. Rijeka centre is 24 kilometres from the airport.

Italy & Other

via Italy (Trieste, Treviso and Marco Polo, Venice)
Ryanair flies daily to Trieste in north Italy from London-Stansted. There are also flights from Bari, Trapani, Alghero and Valencia. Trieste Airport is 1 hour drive from the Croatia/Slovenia border.

Slightly further away, but still within reach, there are regular flights by Ryanair from many European cities to Treviso (just north of Venice). EasyJet,and British Airways and many other operators fly to Venice (Marco Polo Airport). A couple of days in Venice makes a great two centre holiday.

via Slovenia - Ljubljana
Another option is to fly EasyJet to Ljubljana Airport in Slovenia (1 hour drive from the Croatian border). This route opens up the option of a day or two in the beautiful Slovenian lakes of Bled and Bohinj.
