This beautiful stone villa has been built with the typical local materials, such as Istrian stone and oak wood, and sits comfortably among the woodland, vineyards and olive groves of Central Istria. With its spacious bedrooms, fantastically equipped kitchen, heated swimming pool and a jacuzzi, and a wonderful garden, this is a great villa for outdoor living all year round.

Situated in central Istria, it will provide you with a variety of interesting things to do and see, sample those fabulous Istrian red merlots and white malvasia wines, wind cured hams, delicious fresh fish and hand- made pasta with local truffles. Suitable for groups of adults or families with children, and pet friendly. Some bedrooms have additional beds, so in total the villa can sleep ten people maximum. Prices are set for six persons, and there will be a surcharge for additional guests.


Ground floor

The whole of the open plan ground floor is covered with terracotta brick tiles, with cream or exposed stone walls and wooden beams. A very tasteful selection of furniture creates a luxury farmhouse look. Two comfortable sofas and more chairs are available in the sitting room, which is adorned with lovely mirrors and chandeliers. Here you will find a satellite TV/DVD player, Bose HiFi sound system, and a traditional stone fireplace which will provide special atmosphere and warmth in the autumn or winter months. The sitting room is linked with the dining room which contains a dining table capable of sitting twelve people. This table converts into a billiards table. Very attractive dinner service and glassware are provided. The superb cream coloured rustic farmhouse kitchen with a fashionable island looks beautiful and is fully equipped with all the cooking utensils, one fridge, one fridge/freezer, cooker with oven, microwave, coffee makers and a dishwasher. An additional utility room with an iron, ironing board and a washing machine.

First floor

All bedrooms are en-suite and have beautiful wood flooring. The master bedroom has a king size bed and extra twin beds and en-suite bathroom which has a bath and a separate shower, as well as two basins. The second bedroom has a queen size bed and an en-suite bathroom. The third bedroom also has a king size bed, and an additional bed ideal for two children, plus an en-suite bathroom. Two of the bedrooms have large French doors opening onto balconies with lovely views. The beds are comfortable and roomy and each bedroom has some local antique items of furniture, and chest and wardrobes for storage. All bed linen and towels are provided.


A very nice garden of over 1000 square metres surrounds the house. In the garden is a covered stone-built summer kitchen which has a barbecue, outdoor sofa, outdoor fridge and is a good place to prepare meals on hot summer days and evenings. A dining table on the terrace has stunning views and is a great place to relax with your family and friends. The garden is laid out to terraces and lawns, with mature trees for shade, and an oval heated swimming pool, with a Jacuzzi that overflows into the pool.

Istrian pasta displayed at a food festival
Frescoes, delicious cheese, history, wellbeing Zminj is a small town (700 people) and is a lovely old place in the centre of Istria, surrounded by vineyards, olive groves, orchards and flower meadows. A citadel with four towers and a fountain date from 15th century. The window sills of the old stone houses are filled with red geraniums and the village squares with shady archways hide an odd wine bar and a good restaurant. The patron saint of Zminj is St. Bartholomew, in whose honour the town folk prepare a fantastic end of summer fete. You will find its tiny church immediately at the town gates. A special thing about Zminj are its further three small churches, all filled with precious frescoes from 15th century. An old Croatian dialect is spoken in Zminj and poets come to read their poetry, musicians come to play their accordions.
You will enjoy so much authentic local atmosphere and delicious food, from several excellent restaurants serving home made noodles, gnocchi, ravioli and some other local shapes known as fusi and pljukanci (delicious, you must try). The heart of pasta country, Zminj even has its own festival of pasta in the first week in July. Along the fantastic fresh food a special treat has been prepared for children who can attend their own pasta workshop. A local farming family has specialised in making dairy products. Cheese lovers can visit their award winning Latus farm for aged and young cheeses and a talk about how they are made. Plates of grilled cheese, air dried ham, olive oil and corn bread are on the menu. Beaches are 20 min drive away and plenty of hiking and biking trails are nearby. There is a cave which will keep you occupied and has interesting formations made of limestone. The magical towns of Porec, Pula and Rovinj are a short trip away. For a special day out, visit the famous hilltop towns Motovun (great views and film festival), Groznjan (music, wine bars), Oprtalj (truffles) and Momjan (wineries, restaurants) ...endless possibilities.

Rijeka Airport

Rijeka Airport is on the island of Krk. The island is connected to the mainland by a bridge. Rijeka centre is 24 kilometres from the airport.

Italy & Other

via Italy (Trieste, Treviso and Marco Polo, Venice)
Ryanair flies daily to Trieste in north Italy from London-Stansted. There are also flights from Bari, Trapani, Alghero and Valencia. Trieste Airport is 1 hour drive from the Croatia/Slovenia border.

Slightly further away, but still within reach, there are regular flights by Ryanair from many European cities to Treviso (just north of Venice). EasyJet,and British Airways and many other operators fly to Venice (Marco Polo Airport). A couple of days in Venice makes a great two centre holiday.

via Slovenia - Ljubljana
Another option is to fly EasyJet to Ljubljana Airport in Slovenia (1 hour drive from the Croatian border). This route opens up the option of a day or two in the beautiful Slovenian lakes of Bled and Bohinj.
