This is a spacious, modern, newly built luxury villa with a warm terracotta facade, large windows, balconies and terraces, situated only 8km (5 miles) from the fantastic ancient city of Pula, the main regional city with beaches, shops, bars, restaurants, concerts and a 2000 year old Roman amphitheatre. The villa is located in a small and peaceful village which has a shop and a restaurant. The villa comprises 390 square metres of living space and a private garden which is 800 square metres. The villa is air-conditioned and has WiFi and a games and fitness room. The villa has quality modern furniture and fittings and can comfortably sleep 12-14 people. Some of the six bedrooms have double beds, and some have twin beds. It is a very bright and sunny, superbly equipped and really delightful villa.

The villa is arranged on two floors and has many shady terraces and balconies.

Ground floor

The villa has a spacious and bright double height entrance hall with beautiful tiling and a staircase to upstairs bedrooms. On the ground floor of the villa there is a large open plan kitchen, sitting room and dining area for 14 people, beautifully furnished in a modern country style. Throughout there are quality pale Italian floor tiles and the ceilings have typical wooden beams. The kitchen has all the modern equipment and cooking utensils plus tableware. The sitting area has plenty of seating and contains a satellite TV/DVD player and free WiFi. Also on the ground floor is a guest bathroom with a washing machine, iron and ironing board. In addition, there is a games room with table football and fitness equipment. On the ground floor there are also two en-suite double bedrooms, with direct access to the garden and pool.

First floor

The first floor has four comfortable and stylish bedrooms, each with its own shower room and balcony with outdoor furniture.


The large garden is surrounded by a cream coloured wall and provides privacy. The large mosaic pool, 12m x 6m, is very inviting and beautifully made. Around the pool there are eight lovely wooden/natural rattan sun loungers, and additional chairs and umbrellas are provided. The garden has a BBQ and a large outdoor dining table for 14 people under a covered and shady terrace. In one corner of the garden there is a small playground area for children. There is parking for 4 cars.

Pula is the main regional town in Istria, with an attractive shopping area, spectacular harbour, lively night live, amazing history, many restaurants and cafes and wonderful beaches. Walk through Pula and experience old town streets and squares some of which were there even in Roman times. The stunning Roman amphitheatre is from the first century AD and ranks as the sixth largest in the world. The amphitheatre or "Arena" is still used for concerts (classical and pop), for gladiatorial re-enactments and for showing Pula's annual film festival. Watching one of these events under the night sky and from the same stone seats that were being used 2000 years ago is a unique experience. The amphitheatre is open to the public daily ( Other Roman monuments in Pula include a Triumphal Arch at the entrance to the main shopping street.
The museum is full of artefacts and stonework from Roman times. The Forum, a square surrounded by Roman and renaissance architecture, is a delightful spot to relax over a coffee or a cool drink. Istria is an integral part of Croatia's move into the music festival market. The 19th-century fort of Punta Christo, outside Pula, will echo to the throb of sound systems during the Outlook festival at the end of August each year. Pula is an important port and industrial centre and the shipyard with huge ships under repair and construction right on the harbour front and with its cranes illuminated at night, provides an unusual back drop to this historic town.
Gorgeous sea for swimming near Pula
There are excellent beaches on the many peninsulas and bays around Pula; notable are Stoja, Veruda , Verudela and Pjesana Uvala. A little further out of town the nature reserve of Rt Karmenjak on the very tip of the Istrian peninsula provides kilometres of unspoilt coastline and many bays or rocky headlands where you can swim in the crystal clear sea.

Brioni islands
The nearby Brioni islands are a national park area and formerly the summer residence of Yugoslavia's President Tito. During Tito's era many world leader visited this pretty group of small islands which Tito populated with exotic wild animals to entertain his guests. Today visitors can stay in the hotel on the islands or make boat trips from Pula harbour or from the town of Fazana.

Getting there: Pula airport is just 10 minutes drive from Pula centre. There are direct flights from the UK and most European countries including Scandinavia, Russia and the Ukraine. There is a ferry service from Venice and good motorway links through Slovenia onto the Italian and Austrian motorway networks.

Rijeka Airport

Rijeka Airport is on the island of Krk. The island is connected to the mainland by a bridge. Rijeka centre is 24 kilometres from the airport.

Italy & Other

via Italy (Trieste, Treviso and Marco Polo, Venice)
Ryanair flies daily to Trieste in north Italy from London-Stansted. There are also flights from Bari, Trapani, Alghero and Valencia. Trieste Airport is 1 hour drive from the Croatia/Slovenia border.

Slightly further away, but still within reach, there are regular flights by Ryanair from many European cities to Treviso (just north of Venice). EasyJet,and British Airways and many other operators fly to Venice (Marco Polo Airport). A couple of days in Venice makes a great two centre holiday.

via Slovenia - Ljubljana
Another option is to fly EasyJet to Ljubljana Airport in Slovenia (1 hour drive from the Croatian border). This route opens up the option of a day or two in the beautiful Slovenian lakes of Bled and Bohinj.
