Villa Laura was built in 2009 and is a lovely modern house with cool white interiors and many large windows and terraces which maximise your enjoyment of the secluded garden and the pool. The villa is semi-detached but offers privacy. It is located in a hamlet close to the national park of the mountain Ucka, with beautiful walks and cycling paths, and just 2.5km away from the grand seaside resort of Opatija, the oldest resort of Croatia which was established by the Austrian nobility in the late nineteenth century. Here you can stroll along the 12 km long coastal path (Lungomare) winding along the seashore, visit numerous restaurants and cafes and sample famous cakes and ice creams in patisseries and delicatessens. Wonderful beaches as just a few minutes drive away form the villa.

The villa sits in a charming garden with its own 8 by 4 metres pool, lined with blue mosaic tiles. Other amenities for your leisure and relaxation in the garden are an outdoor shower, a large sunbathing terrace with sun umbrellas, a covered gazebo which provides additional shade, and a barbecue. Indoors, there is a gym with a bicycle, a cross trainer, a bench and a multigym machine with weights (children under 16 are not admitted in the gym) . Other special features of this villa are a surveillance system, wireless internet and a home cinema. The owners have created a place of luxury that has everything a guest may want for a perfect holiday.

The atmosphere of the villa has a maritime feel to it, due to its white façade, balconies with modern chrome railings outside and inside, and many round ship's windows and beautiful modern lighting.

Even though the villa is in a quiet and secluded position, it is within easy reach of some of the best restaurants in the country, which are in Opatija, Volosko and on the Ucka mountain. The nearest restaurant, cafes and shops are only 5 mins away.

Accommodation

The villa is arranged on three floors. The two entrances to the villa are on the basement level and on the ground floor via an outside staircase from the parking area. From the hallway on the ground floor you enter an open plan living room, kitchen and a dining area for 10 persons. The villa sleeps 10 people in five double bedrooms.

Ground Floor

The ground floor is reached via an outside staircase from the parking area, or from the basement and indoor garage via an inside staircase. The hallway has a guest cloakroom and from the hallway you enter the light and spacious living room with large picture windows and a doorway to the spacious terrace/balcony. The sitting area has a large comfortable L-shaped sofa, a white double seat, a lovely fireplace set within a decorative brick lined alcove and a large flat screen satellite TV/home cinema. The kitchen is equipped with all electrical appliances - fridge/freezer, dishwasher, oven and hob, toaster, coffee maker, kettle and plenty of cookware, cutlery, plates and glasses. The dining area has a modern sideboard, lovely mirror and a large table which can sit ten persons.

First Floor

Three double bedrooms and two bathrooms are on the first floor. Bedroom one has a double bed, a large wardrobe and an ensuite bathroom with a hydro-massage steam shower. A large French door opens out onto the 45 square metre terrace overlooking the garden and the pool. Bedrooms two and three share a large bathroom with a whirlpool bath. Bedroom two also has balcony access and has twin beds 90x200 cm. Bedroom three has a double bed 160 x 200cm. All bedrooms are supplied with bed linen and plenty of bath towels.

Basement Level

The basement level is at ground level on the side of the house facing the pool and garden so there are full windows and ample daylight in the basement bedrooms. This level consists of two bedrooms with double beds. There is a shared shower room which also contains a washing machine. The basement games room has table tennis, billiards and table football. A staircase leads from the basement to the ground floor hallway, but there is also an independent access to the garden from the basement level. In addition, there is an integral garage at this level.

Outside

The garden is covered with lawn and planted with many palm trees and Mediterranean shrubs. There is an outside shower, a barbecue, a covered dining area and plenty of sun loungers, sun umbrellas and bath towels are provided. The garden is private and secluded, with a wall going along the neighbouring garden and many trees shielding it from view. A few steps lead from the terraced lawn to a heated pool. Winter Use During the winter months the pool is enclosed and heated. Both the pool water and the air temperature of the enclosed space are heated so that the pool can be fully enjoyed. The adjoining, floodlit tennis court and outside Jacuzzi are available all year round solely to the guests of Villa Laura. The sauna can be used between 1 September and 30 June.

Die Strandpromenade mit dem Hundestrand hat uns besonders gut gefallen. (We liked the nearby beach promenade with dog friendly beach.)

Fabulous villa
Fabulous villa, very clean and nice homely touches, with ample towels. Fantastic villa to use for large families or friends going away together, lovely communal areas but you are not on top of each other, outside space is amazing, we all loved the hot tub!! Stella the owner was great sorted out a couple of teething problems straight away and was very helpful with places to eat and taxis.

About location:

In a residential area so very quiet, we walked to the coast which took about 15 minutes all downhill, we got taxis back as all up hill,
you could walk it but we were on holiday!!

Classical villa in Opatija
Opatija is an elegant seaside resort since first popularised by the Austro-Hungarians in the 19th Century. This was the era of fabulous grand hotels and exclusive villas and the sumptuous architecture of this period still sets the tone today. Opatija has many fine restaurants, night life, quaint shops and beautiful parks. It is renowned for wellness centres and health spas. Volosko, just north of Opatija centre is quaint fishing village around a small harbour and a perfect spot for bars and restaurants. Some of Opatija's finest restaurants are to be found here on the harbour front. The famed lungomare is a 12km long pathway which runs along the shoreline linking Opatija with the neighbouring villages and towns. It a completely pedestrian route and a delightful way to move from one part of town to another away from the cars and on the water's edge.
 
At many spots there are small beaches or steps down into the water so the lungomare is a place for swimming and sunbathing as well as a relaxing evening walk as the day cools. Opatija is a resort which, due to its mild and protected climate, operates the whole year round with many festivals and cultural activities throughout the seasons. In January and February there is a series of masked carnivals. April is well known for the Asparagus festival, when wild asparagus is harvested and you can enjoy wild asparagus omelette. The programme for May includes cookery classes for fish dishes and a series of concerts. June is the month of cherries, and local cherries are the best in the region. A lovely old boat regatta takes place in June as well as many concerts in the town square. July and August are devoted to swimming and sea sports and all other fun activities available in the peak of the summer holidays. September is for grape picking and wine making. October is when the neighbouring town of Lovran is famous for its sweet chestnuts. Ucka national park in the mountains above Opatija offers opportunity for walking and trekking, mountain biking fishing, kayaking, diving, mini-rafting, caving and free climbing. There are numerous sheltered pebbly and sandy beaches along the coastal road, the most beautiful ones being in Moscenicka Draga and Medveja to the south of Opatija. While staying in Opatija visit the lovely village of Brsec on a cliff above the sea, just 30min drive from Opatija. You can enjoy the views of the long stretch of the Adriatic coastline from there. Equally fascinating is the old village of Kastav on the hillside above Opatija.
