OVERVIEW
A super luxury, new villa built in the classical, neo-renaissance style of the 19th century Kvarner Riviera, on a family plot just a few metres from the sea and a pebbly beach. This exceptional villa is located in the famous resort of Opatija, which is characterised by grand hotels and exquisite belle epoque villas, among which this is a premier villa. The villa is painted typical Venetian red, and decorated with hand hewn, white stone pillars and terraces with vast vistas of the sea and the sun drenched islands. Every interior and exterior detail of the house is of the highest quality and custom made in period style. Sumptuous panelling hides marble cloakrooms and bathrooms, French doors open out onto covered balconies, finest bed linens and furnishings are in the bedrooms and the modern Italian kitchen is supplied with state of the art equipment.
The owners have stocked the garden with roses and wonderful plants, whilst old, majestic palm trees make a statement that this villa has a special pedigree. Amongst the hidden paths and the lush greenery there sits a large, new swimming pool and an outdoor summer kitchen with a barbecue. There is a choice of outdoor sitting and sunbathing areas, stocked with finest Italian garden furniture. WiFi is available throughout. This villa is on the seafront in the heart of one of the most vibrant and sophisticated towns in Croatia, but offers a great level of privacy and relaxation. The first class restaurants around picturesque Volosko Harbour are just a 5 minute stroll along the delightful lungomare coast path while the centre of Opatija with shops, cafes, bars and restaurants is a 10 minute walk.
Accomodation
The villa is arranged on two floors.
Ground floor
The ground floor comprises a wonderful, airy, elegant sitting room with a dining area for 10 persons. Sumptuous sofas and armchairs, curtains and rugs are stylish but comfortable. This room has a TV, a marble dining table and a floor to ceiling glass door opening out onto the morning terrace with table and chairs - a perfect place for a quiet coffee. Art works, Italian mirrors and lighting complete the understated opulent look of this amazing villa. Off the sitting room a hidden door leads to the guest bathroom and cloakroom. From the sitting room you can reach the kitchen which is equipped with a fridge, freezer, dishwasher, icemaker, wine cooler, microwave, coffee maker, electric kettle, mixer, excellent cooking utensils and tableware. The kitchen door opens out onto a large outdoor dining terrace.
First floor
An elegant stone staircase with wrought iron bannisters leads up to the first floor with a large open landing which is furnished with a sofa and an attractive desk. The master bedroom has sea views, a super king size bed and a bathroom with a bath tub and shower, with plenty of towels.
The second bedroom also has sea view, a king size bed and an ensuite shower room. The third double bedroom has a garden view, a king size bed and an ensuite shower room.
Basement
The basement contains the sophisticated plant machinery and heating and cooling systems, a laundry and storage rooms.
Outside
The majestic, private garden matches the quality of the villa. The mosaic pool measures 10 by 4 metres, and there are 8 sunbeds on the surrounding sun deck. Pool towels are provided. An elegant and long stone balustrade lines the sea side of the plot and the sea views from the garden are breath taking. You will probably do most of your eating and socialising around the great outdoor dining table close to the barbecue.
The villa adjoins the Lungomare, an 18 kilometres scenic coast path that runs from Opatija to Lovran. The shops, restaurants and beach area s of Opatija can all be reached from the Lungomare.
