OVERVIEW

Villa Rozetta is a stunning and spectacular seaside villa in the village of Sumartin on the island of Brac. The island itself is a magical place. Villa Rozetta is equally magical, with spectacular sea views from the windows, terraces and balconies.

Rozetta is in an exclusive position since in Croatia villas are rarely built directly by the sea. As Villa Rozetta is on the beach and has its own sea access, the luxury of the villa and the surroundings can be enjoyed with a great degree of privacy. The villa was rebuilt, refurbished and fitted out with new, elegant and comfortable furniture in 2010. It is built in local stone, and its open plan terraces and wrought iron balconies give it a special appeal. It is surrounded by a pine wooded garden full of Mediterranean plants, even its own organic vegetable patch.

Inside, a mixture of stone walls, stone and wooden floors and large picture windows create a sense of being outdoors, and the blue sea can be glimpsed through the pine trees from all over the house. Every detail is attended to, from wonderful sitting areas, to designer bathrooms fitted with Philippe Starck furniture, hand made local olive oil soaps, top quality linen and huge bath sheets. The beach is reached by a few steps from the villa, where numerous sun loungers and sun umbrellas are provided for the guests. The house manager will greet you and several staff will be on hand for you daily. The villa is built on a headland, five minute drive from the village of Sumartin and all its shops, cafes and amenities, and sits in a quiet bay full of pine trees and wild rosemary.

Brac island is easily accessible by ferry from Split to Supetar, which goes round the clock during the summer season, and several times a day during the rest of the year. Another ferry goes from mainland Makarska directly to Sumartin, which is closest to the villa. Low cost airlines fly directly to Split. Split itself is full of antiquities, markets, galleries, restaurants, clubs and is famous for the palace of the Roman emperor Diocletian. It is well worth a visit. Superb local fresh fish and locally produced meat and wine are memorable and watersports are available. The climate is mild all year round, with over 300 days of sunshine. The sea is warm, clear and unpolluted, and everyone swims in it. This is an ideal holiday destinations for families, teenagers and adults.

Ground floor

The ground floor is one vast open, light and airy space with sitting room, dining room and a kitchen opening into each other and onto a large covered terrace with many comfortable outdoor sofas, chairs and potted plants. Cool stone floors spread throughout the ground floor area. A large white hand-built kitchen is professionally equipped with two ovens, two fridge freezers, an extra drinks only fridge, large hob, large dishwasher and all the necessary cooking equipment; fish kettles, a cappuccino machine, three coffee makers etc. Tasteful plates, cutlery and glasses are provided in abundance. The kitchen opens up onto the dining room on one side, and onto the sitting room on the other. A breakfast bar with a granite top and several chairs is in the kitchen area. The dining room has an attractive white dining table and chairs where guests can eat informally, or a full waitress service can be arranged at extra charge. A large sitting room is furnished with vast comfortable white sofas and chairs, an antique fireplace, designer lighting, a plasma TV/DVD player, iPod stations. The whole ground floor has glass retracting doors which can be pushed back to open up all the reception areas to the garden and sea view.

 

A spacious ground floor bedroom with an en-suite bathroom, comfortable beds and a sofa opens up onto the terrace and the garden, with sea views.

First floor

This floor contains three double bedrooms furnished with new double or single beds and with en-suite bathrooms. A second sitting room/entertainment room provides a satellite TV and DVD with many games. This floor has three terraces, one of which has a table tennis table, with rackets and balls provided.

Second Floor

The second floor consists of two large bedrooms with sea views, top quality beds, en-suite bathrooms, a small kitchen, its own penthouse sitting room with striking blue sofas and white furniture. There are two terraces reached through the sitting room and the bedrooms and again, fabulous sea views. An attractive and elegant staircase made of reclaimed wood and wrought iron links all the floors inside and adds and other striking feature to the interior.

Outside

Garden

The garden is stocked with mature pine trees which provide a pleasant fresh scent. In addition, there are bougainvillea, rosemary and geraniums, and an organic vegetable garden for the guests. Outdoor terraces provide high quality furniture for relaxation, socialising or reading, and most of all, al fresco dining in several areas, for up to thirty people. A large new barbecue has been built for the guests, and the house manager will happily assist with it. A gate on the ground floor terrace can be locked to prevent sea access if necessary. Below this terrace are several more terraced garden areas which also contain an eight person Jacuzzi, a hammock and a day bed with many cushions, as well as numerous sun loungers.

 

Villa beach 

From the garden, a few steps lead you to the Adriatic sea which is warm, clear and safe to swim in. Two kayaks are provided for the use of the guests. The villa sits on a headland beach, and the beach is quiet, providing a lot of privacy. The villa's motor boat is available at an extra charge

Additional Information

  • The housekeepers live nearby and speak excellent English and German.
  • The bedding is changed every third day.
  • Meals can be prepared for you if you wish, charged per person per meal, please enquire. This is a full service with table laid, waiter service and clearing up, paid locally.
  • The villa is cleaned daily before 11 am, to a very high standard.
  • Staff is on hand 24 hours a day for emergencies.

Restaurants

Some fantastic restaurants are within walking and biking distance. The nearest is "Bilin" which serves simple fresh fish and sea food, the service is delightful. Two good restaurants in Sumartin are "Top" and a pizzeria "Vrh Braca" (meaning top of Brac). Furthermore, you will find several fantastic restaurants in Bol. "Ribarska Kucica" serves excellent seafood at reasonable prices. For fine dining head to "Taverna", they also have a good wine list. Approx 30 minutes from the villa you will find "Konoba Kala", situated along a pretty village bay serving good home cooked meals. Further inland, approx 45 min from the villa we would recommend "Konoba Kopacina". Then there is "Puteus Palace" and 50 min away "Lemon Garden", a beautiful hotel in the village of Sutivan, very pretty and worth a trip. There are numerous restaurants further afield, and also on the neighbouring island of Hvar. "Me and Mrs Jones", Jelsa on Hvar island, is situated by the sea and serves great food - walk around the pretty village after your meal. And then there is "PIPO", 30 min by boat and open for lunch and dinner, serving delicious lobster pots and organic vegetables. Take a swim whilst they cook for you. Are you planning to go on a boat trip? Then we would recommend visiting "Langani" on Palmizana - great cocktails, amazing food, funky, a place to be seen, but it comes at a price. If you are looking for a more elegant dining experience, then "Zori" on St Klement island is the place to go to, divine take on Dalmatian food and excellent service.
 

Motor Boat

Visit the islands of Solta, Hvar, Vis. Villa Rozetta owns a 22ft power boat. The boat and a skipper can be rented at an extra charge plus fuel costs. The licensed skipper is very experienced and knows all the beautiful bays to visit. He can assist with water skiing, dolphin watching, hidden beach front restaurants and wonderful day trips in the area including market and vineyard visits. The boat has a variety of equipment such as Extreme II, Banana Boat and water-skis for the use of guests.

 

Beaches

Sumartin ‘Baywatch’ Beach, Brac Island
The beach at Sumartin locally referred to as ‘Baywatch’ beach, is hands down the best beach on Brac Island, maybe even in Croatia. It is only a 10 minute walk from the villa. Although a popular retreat amongst Island locals, it is still relatively unknown to tourists making it a great place to escape and swim and sunbathe the day away. This dream beach has it all; incredible picturesque views of the mainland, crystal clear blue waters and even a sandy bay (which is rare in Croatia). On a typical summer day the beach bar will be open serving refreshing cold drinks whilst the kids can play on the large playground in the sea. Outside the busy months the beach bar and kids play area are usually closed and if you time it right you can pretty much have this stunning beach all to yourself.

 

Brela Beach, Makarska Riviera
Brela beach is located along Croatia’s southern Dalmatian Coastline at the stretch known as the Makarska Riviera. Extending 6kms in length, the beaches at Brela are renowned for their white shingle coves fringed by shady pine tree. Punta Rata is the most famous part of the beach and is distinguished by a massive rock rising out of the sea just off the coast. 
 

Palmizana Beach, Hvar Island
Palmizana beach on the Pakleni islands is part of a group of stunning islands which form part of the Hvar archipelago.  Hip and chic Palmizana beach is situated within a beautiful bay. The bay is fringed by a pine forest offering much needed shade during sweltering hot summer days. Like most Croatian beaches, it is made from pebbles whilst the sea entrance is relatively sandy. 

 

Zlatni Rat, Brac Island
Zlatni Rat is regularly listed among the most beautiful beaches in Croatia – and the world. The six hundred metres of spectacular pebble beach (sometimes known as the Golden Cape or Golden Horn) are never exactly the same shape from day to day – currents and wind direction make subtle alterations to its contours. On a bright summer day it feels like paradise. If you’re after a truly special experience, visit during an early spring or late autumn evening and swim in the sea as the sun sets behind you in a stunning pinky-orange haze.

Brac Island

Brac is the most accessible of the larger Dalmatian islands and there are regular and frequent ferry crossings which makes getting to Brac very straightforward.

 

The simplest connection to the island is to fly to Split and take the regular ferry crossings from Split ferry port to Supetar on Brac. The ferry port is a 30 minute drive from Split Airport but allow longer in peak periods.

 

Getting from the airport to the ferry port

You can hire a car at the airport and take it over on the ferry. One advantage of this is that you don't have to manhandle your luggage on to the ferry as a foot passenger.  Alternatively take a taxi to the ferry port.  The approximate cost is 35-40 euro depending on time of travel and 40-50 euro for an 8 seater minibus. There are several bus services that run from the airport terminal to Split main bus station which is next to the ferry port. These leave from right outside the terminal building and include a shuttle service run by Croatia Airlines. Typical cost of a one way bus ticket is around 5.50 euro per person. Local bus service 38 stops on the main road outside the airport and is a 50 minute journey into the centre of Split  It is about half the price of the shuttle services but does not take you as close to the ferry port and is much slower.

 

Ferries to Brac

The ferry from Split to Brac (car or foot passenger) takes 50 minutes and there are regular crossings during the summer (typically every 90 minutes). The cost of a one way ticket for a car and four adult passengers will be about €40.

There is also a regular car ferry service from Makarska on the mainland directly to Sumartin at the south east end of the island (see Jadrolinija website line 638 for sailing schedule and prices). This crossing is convenient if arriving from the direction of Dubrovnik however the service runs only five times a day in peak season and we recommend booking in advance on this line. 

 

There is a fast catamaran ferry service from Milna on Brac to Split on Wednesdays. It departs from Milna  in the morning and returns late afternoon so is convenient for a day trip to Split. Both Jadrolinija (line 9602) and Kapetan Luka run this service. The crossing is 30 minutes. Details also on the respective websites. Around €6.60 with Kapetan Luka and less with Jadrolinija. 

 

Also convenient for day trips to Split is the daily service that departs from Bol in the early morning and returns late afternoon. Line 9603 on the Jadrolinija website. The crossing is one hour 10 minutes.

Transfer by private taxi boat

Private taxi boat transfers from the quay near Split airport to Brac island can be arranged.  Prices will depend on your destination on Brac, the numbers in your party and the time of travel but will typically be in the region of 400-600 euro. Ask us for a quote. Crossing times from 35 to 50 minutes depending on your destination on Brac.


Brac airport ideal for private jets


Brac has its own small airport near the town of Bol. Light aircraft can fly into this airport and there are scheduled passenger flights from Split Airport. Zagreb and Graz in Austria. Information on the Brac airport website.

 

We can arrange car hire from Split Airport. We can also organize car hire on the island. Scooters and bicycles can also be rented. The local bus company, Arriva, runs buses several times a day between the principal towns on the island. Timetables can be found on the Arriva website.

 

Split Airport

Split Airport is located to the west of Split close to the town of Trogir. It is 25 minutes drive from the airport to the ferry port in Split although you should allow longer in mid summer.
