This charming new stone villa of quality, traditional build is located in a lively but quiet village, on the southernmost tip of Istria. The area is known for wonderful wild beaches and some sandy beaches equipped with sunbeds and cafes. History, good food and wine are also a great feature, and in the nearby Pula you will find an authentic Roman amphitheatre, which stages "mock" gladiatorial games. The villa itself is extremely pleasant, with all the usual modern equipment, air-conditioning, WiFi. The furniture is of high standard, also the lighting, bed linen, cooking utensils and tableware. The bedrooms and other areas are air-conditioned and each has its own satellite TV.

Villa Zorritta is one of the 12 villas within a private, gated compound, and borders with green country fields to one side and also with two private villas. Within ten minutes you will reach the grocery shop, a butcher, a cafe, a restaurants, bakery, bank, doctor and chemist. We think that a car is not needed, but we recommend it. Go and visit the riding school, the sandy beach, the amazing towns of Pula, Rovinj and Motovun, the local wineries and some of the best restaurants in Croatia. This is also a paradise for water sports, wild swimming, biking and foodies. If you are flying, the local airport Pula is about 30 minutes' drive away, and Trieste airport one hour drive.

Villa Zorritta - Liznjan


Ground floor

The ground floor is arranged as an open living space where a focal point is a modern fireplace, and there are two comfortable sofas, a coffee table and an eat -in kitchen two steps above the sitting room. The well equipped kitchen is supplied with a fridge/freezer, gas cooker, dishwasher, kettle, coffee machine, toaster, cooking utensils and attractive cookware and tableware. The dining table is for up to eight people. In the sitting room there is satellite TV/DVD and the a WiFi connection and good works of art. From there you get a direct access to the pool and sunbathing terrace with a parasol and sunbeds provided. Also on the ground floor is one double bedroom with a double bed, wardrobe, TV and wood flooring and a family shower room.

First floor

A wooden staircase takes you to the two first floor bedrooms, one with a double bed and balcony, the other with twin beds. Bed linen and towels are provided. The bedrooms share a very nicely tiled bathroom with a bath tub and a hand held shower. The bedrooms are bright, airy and very restful.


The blue shuttered villa has a 400 square metre garden which is planted with Mediterranean plants and shrubs. The pool is private and has ladder-style steps , surrounded with sun loungers and a parasol. There is also a private, secured outside parking for 2 cars. The garden has a BBQ grill and a dining area with an outdoor table for eight.

About location:

Es war alles kurz und gut erreichbar und doch hatten wir unsere Ruhe. Wir haben überall ausgezeichnet gegessen. (Translation: Everything was in easy reach and yet we had our peace. We enjoyed eating out, excellent food.)

Liznjan is located at the southern end of the Istrian peninsula about 15 minutes drive from Pula and Pula airport. Liznjan is a charming agricultural and fishing village about one kilometre from the coast. The village has several small shops providing a wide range of groceries as well as fresh bread and vegetables. There are several restaurants and cafe/bar. The tourist trade is restricted mainly to bed and breakfast and private apartments rental. The neighbouring village of Medulin (less than 2 kilometres distant) has a much more extensive tourist trade with several hotels and a wider range of shops, bars and restaurants. A number of activities are available locally including tennis and riding. There are well market cycle routes and some delightful country and coastal footpaths.
There are scuba diving schools in Pula and Medulin.Nearby Pula has a summer film festival and regular concerts (pop and classical) in the atmospheric Roman arena in Pula. Nightclubs can be found in the neighbouring village of Medulin and in Pula.

Eating out
Local restaurants in Liznjan and Medulin offer a varied menu including excellent seafood whilst in Pula there are several restaurants offering first class cuisine and fine wines.

There are many delightful spots to swim around Liznjan Bay. In the bay below the village there is a popular swimming area for families with children as it has sheltered shallow water and a sandy bottom. A short walk or drive around the bay will bring you to many other swimming areas; one with a grove of pine trees providing shade from the midday sun and another with an ancient stone quay offering a good spot for jumping and diving into the water. Other stretches of coastline that can be reached only by farm tracks (we will give you directions) will take you to more secluded shingle bays with crystal clear water which are perfect for relaxing, swimming and snorkelling.The small island of Levan which is just a few hundred metres offshore has a wonderful golden sandy beach and a couple of beach bar/restaurants serving drinks and freshly grilled fish and meat; a taxi boat can take you from the mainland to the beach. In nearby Medulin there is a sheltered sandy bay with very shallow water that is ideal for young children. The rocky promontory of Rt Kamenjak (the tip of Istria is a national park and offers a great choice of beaches.

Pula Airport

Pula Airport is 7km from Pula centre and 3km from the main motorway that runs the length of Istria.

Rijeka Airport

Rijeka Airport is on the island of Krk. The island is connected to the mainland by a bridge. Rijeka centre is 24 kilometres from the airport.

Italy & Other

via Italy (Trieste, Treviso and Marco Polo, Venice)
Ryanair flies daily to Trieste in north Italy from London-Stansted. There are also flights from Bari, Trapani, Alghero and Valencia. Trieste Airport is 1 hour drive from the Croatia/Slovenia border.

Slightly further away, but still within reach, there are regular flights by Ryanair from many European cities to Treviso (just north of Venice). EasyJet,and British Airways and many other operators fly to Venice (Marco Polo Airport). A couple of days in Venice makes a great two centre holiday.

via Slovenia - Ljubljana
Another option is to fly EasyJet to Ljubljana Airport in Slovenia (1 hour drive from the Croatian border). This route opens up the option of a day or two in the beautiful Slovenian lakes of Bled and Bohinj.
