A luxury, newly built beachside villa on two floors, comprising a very spacious 440 square metres of living space and 4000 square metres of garden, stretching down to its own beach. The villa has fabulous sea views and a lot of privacy, and is just 15 minutes drive from Dubrovnik, and its charming Old Town, and shops, restaurants, cafes, cultural events and many other beautiful Dalmatian villages and islands.

Accommodation

Ground floor

On the ground floor there is a kitchen dining room, three double bedrooms and three bathrooms. The master bedroom, with en-suite bathroom, has direct access to its outdoor covered terrace. It has a double bed. with the possibility of adding extra single beds. The second bedroom also has a double bed and ensuite bathroom, with room for another single bed. The third bedroom has three single beds and uses the family bathroom, which also has a washing machine and a tumble dryer. All bed linen and bathroom towels are provided. The kitchen is equipped with a fridge/freezer, dishwasher, oven, hob, ice maker, built-in coffee machine, deep fryer, blender, kettle, toaster and all cooking utensils and tableware.

First floor

The large living room is on the first floor, enjoying amazing sea views and access to a huge terrace. It has comfortable leather sofas, an open fire place, satellite TV, WiFi, Playstation 4, a pool table and a well stocked wine cooler with wine at cost price. On this floor there is also a small bathroom, a gym and a spa zone (with loungers, a walk-in shower and a sauna). Each room has a TV and the whole house is air-conditioned. On the first floor there are a further two bedrooms with double beds. Each has its own bathroom and a walk-in wardrobe. One of the bedrooms has its own private terrace with stunning sea views and the other shares a large terrace with the spa and the living room.

Outside

The villa is surrounded by 4000 square metres (1 acre) of garden, going all the way down to the beach. Outside there is an outdoor kitchen with a bar and barbecue, outdoor dining table, children's playground, fountains and a garden with irrigation, olive trees and Mediterranean plants.

Mali Ston castle and village
The picturesque town of Ston with its small sister town of Mali Ston are picturesque fortified medieval towns standing either end of the narrow isthmus that joins the Peljesac peninsula to the mainland. Rich in history they are places of culinary excellence and several renowned seafood restaurants are there. Prapratno Cove, close to Ston, provides one of the finest sandy beaches in Croatia. Dubrovnik is within 40 minutes drive down the spectacular coast road. The Dubrovnik Republic acquired control over Peljesac in 1333 and proceeded to construct massive fortifications in the form of a 5.5 kilometre wall spanning the isthmus and circling the towns of Ston and Mali Ston that stood on the coast at either end of the wall. The wall was built between 1336 and 1358 and is considered to be the longest defensive wall in Europe. Above Mali Ston and forming part of the town's fortification stands the impressive five-towered castle, Koruna. Mali Ston itself is laid out in terraces rising up the hillside and overlooking the sheltered harbour with its landmark circular Toljevac Tower built in 1478. Just across the isthmus lies Ston, laid out to a grid plan in the 14th century, the town is reminiscent of Dubrovnik and contains some fine public buildings dating from the 15th and 16th centuries. The ancient wall has been restored and is open to the public. The walk from Ston to Mali Ston provides wonderful views of the coastline and towns below. The salt pans at Ston, still operating today, are estimated to have generated two thirds of the Dubrovnik Republic's revenue in the 14th century. Nearby the small community of Broce, reached by a causeway running beside the Ston channel, was established in 1349 and has historic buildings and a delightful beach.

Eating out
Ston and Mali Ston are places of culinary excellence. There are renowned seafood restaurants, notably Bota Sare (occupying and old salt warehouse) and Kapetanova Kuca (Captain's House), on the seafront of Mali Ston. The town is famous for its oysters harvested from the local oyster beds. You can sample the excellent local white wine, Posip, and two great reds: Dingac and Postup.

Beaches
There are beaches at Mali Ston and Broce while Prapratno Cove, close to Ston, provides one of the finest sandy beaches in Croatia. The Peljesac peninsula contains some of the very best beaches that can be found on the Adriatic. A 30 minute drive up the peninsula will take you to the delightful village of Zuljana. The village houses front a small harbour and sandy beach which offers excellent swimming against a spectacular backdrop of woodland and mountains.

Mali Ston

Dubrovnik Airport is 1 hour drive from Mali Ston. An alternative is to fly to Split Airport and drive the 3 hours down the spectacular coast road, or the slightly quicker route down the inland motorway, from Split to Mali Ston. For travellers with some time to spare, the Split option provides the chance to visit Diocletian’s Palace in the centre of Split or take a full day detour on the southerly route by crossing by ferry to Supetar on the island of Brac and returning from Supetar at the southern end of the island to Makarska on the mainland.
