Luxury Dubrovnik villa Simona is built on a 1000 square metre plot and is very spacious with 700 square metres of living area.

Whilst providing the ultimate comfort and opportunity for total relaxation and swimming in the sea, luxury villa Simona is only a few miles from the famous Old Dubrovnik and its immortalised, ancient city walls which provided the main backdrop to the Game of Thrones. The beauty and vibrancy of Dubrovnik is impossible to describe. You have the best of renaissance and baroque architecture, the stunning beauty of the blue sea, town squares filled with cafes and restaurants, markets, music and a huge amount of entertainment all year round. By the city walls is the sandy Banje Beach, with sunbeds to rent and cafes and bars at your disposal. At night, this beach is a nightclub. More unforgettable beaches follow: The cliff-hanging beach where you can sip your cocktails and dive into the sea, the lovely Lapad bay beaches, Copacabana beach with pebbles, easy sea access and children's playground, and a pretty, sandy beach called Splendid and many more. You can chose from many outdoor activities and water sports, such as kayaking, boating, scuba diving, paragliding. There are walks, hikes, bicycle paths and unforgettable island trips. Embark on one of the Game of Throne tours, city tours, visits to vineries or take the cable car to the high mountain from where you will see a gorgeous sea panorama. With a glass of champagne from the restaurant at the top, this is a very romantic experience.

ACCOMMODATION

Ground floor

On the ground floor, the summer kitchen, which is the second kitchen in this luxury wellness villa, opens out onto the pool terrace. There is a stone built grill/barbecue, a bar, and an outdoor dining table for ten people with tableware and cutlery for outside. Also on the ground floor is a well-stocked wine room (wines to be paid for extra). Work off the effects of the delicious Dubrovnik cuisine using the wellness part of this superb luxury Dubrovnik villa where you will find a gym, a sauna and two shower cubicles.

The ground floor also houses a laundry room with a washing machine, tumble dryer, drying rack, iron and ironing board.

First floor

The first floor living and socialising area is stylishly designed and decorated in tasteful Mediterranean colours with vibrant splashes here and there. It is enhanced by beautiful paintings on the walls and designer lighting. The first floor comprises a very large living space which is separated into several zones: a comfortable sitting room with large sofas with LCD TV for rest and entertainment, a dining area with a table for 10 people, a modern kitchen with kitchen island and dining table, equipped with fridge, freezer, dishwasher, oven, hob, mixer, toaster, ice maker, coffee machine, coffee capsules, a set of cooking utensils and tableware. All of this is bathed in sunlight and has views of the sea.

There is also a guest cloakroom and a double bedroom with en-suite bathroom containing a shower and a whirlpool bath, a super king size bed, bed linen, towels, and a terrace with outdoor furniture.

Second floor

The second floor has two double bedrooms with en-suite shower rooms.

Third floor

The third floor comprises a double bedroom with a super king-size bed and en-suite shower room, plus a twin bedroom with en-suite shower. All the bedrooms are fresh and restful, with excellent bed linen and towels.

OUTSIDE

This is a real beachfront house with balconies and terraces enjoying fantastic views of the sea and islands. The 19 square metre swimming pool is surrounded by sunbeds and parasols and there are two outdoor showers by the pool. At one end of the garden there is a summer kitchen with barbecue, outdoor dining and a bar. Private steps lead down from the villa to the sea where you can swim in crystal clear waters.
