Villa Riva is a large and luxurious 5-star villa on the promenade by the harbour of Umag, a lively and charming coastal town in Istria. The villa is presented in old-style grandeur, with polished parquet flooring, stone loggias, well proportioned rooms but with modern kitchens and bathrooms. It is surrounded by a Mediterranean garden, laid to lawns behind wrought iron gates. The house is glimpsed between mature Mediterranean pines and palm trees, and a recently added swimming pool completes the luxury status of this special villa.

Villa Riva - Umag


Living room and dining room are in open plan arrangement, opening out onto a covered garden terrace and the garden, and sea views. The living area has wonderful wood parquet floor, quality rugs, antique lighting and furniture, comfortable sofas and armchairs and tasteful mirrors and paintings of well known Croatian artists on the walls. This area contains a flat screen satellite TV and a DVD/CD sound system. Next to the living room is an office with high speed internet for the use of guests. The kitchen is equipped with a hob and oven, dishwasher, microwave, kettle, coffee maker, toaster and all cooking and dining utensils of high quality. A double bedroom is also on the ground floor, with an en-suite shower room and its own kitchenette. A utility room on the ground floor contains a washing machine, sink and storage space. The wellness area is equipped with a jacuzzi tub, TV/Sound system, gym, and a shower room/WC.

First floor

An elegant staircase leads to the first floor and four bedrooms/suites. The airy landing contains a sitting area and a TV. The first floor has its own sitting room, also with a satellite TV. In addition there are two large double bedrooms with sea view balconies, and these bedrooms share a large bathroom. Further two bedrooms form a master suite with a bathroom and a balcony with table and chairs, overlooking the garden. All the bedrooms are large and furnished with double or twin beds and elegant furniture. Comfortable beds are dressed with excellent bed linen, and plenty of towels and pool towels are provided. All the bathrooms are decorated wit quality Italian tiles, modern furniture and good lighting. Finally, a separate self-contained apartment with a kitchen, sitting room and bathroom has its own independent entrance from the back garden.


Garden The lush garden and a new swimming pool are a great attraction of this villa by the sea. The garden is really restful, and sun loungers, chairs and umbrellas are provided by the pool.

The town of Umag has Roman origins and from 1248 it fell under the control of the Venetians. The old town reflects the Venetian influence and there are still Roman monuments to see. Today Umag is one of the most important tourist centres in Istria with many hotels and tourist developments along the seafront. Umag has excellent sports facilities. The Croatian ATP Open Tennis championship is held there every year in July.With over 60 tennis courts in the town and professional tennis coaching available from the Goran Ivanisevic pro centre at the Umag Tennis Academy it is an ideal location for keen tennis players or families who wish to incorporate tennis coaching for their children into the holiday. Bike hire and bike trails are also available. Cyclists have some 500km of mountain and road trails to enjoy including the picturesque Parenzana route over an old railway line from Viznada to the Slovenian border. Nearby Savudrija is home to one of Croatia's few golf courses. The course adjoins the Kampinski hotel.

Pula Airport

Pula Airport is 7km from Pula centre and 3km from the main motorway that runs the length of Istria.

Rijeka Airport

Rijeka Airport is on the island of Krk. The island is connected to the mainland by a bridge. Rijeka centre is 24 kilometres from the airport.

Italy & Other

via Italy (Trieste, Treviso and Marco Polo, Venice)
Ryanair flies daily to Trieste in north Italy from London-Stansted. There are also flights from Bari, Trapani, Alghero and Valencia. Trieste Airport is 1 hour drive from the Croatia/Slovenia border.

Slightly further away, but still within reach, there are regular flights by Ryanair from many European cities to Treviso (just north of Venice). EasyJet,and British Airways and many other operators fly to Venice (Marco Polo Airport). A couple of days in Venice makes a great two centre holiday.

via Slovenia - Ljubljana
Another option is to fly EasyJet to Ljubljana Airport in Slovenia (1 hour drive from the Croatian border). This route opens up the option of a day or two in the beautiful Slovenian lakes of Bled and Bohinj.
