OVERVIEW

This magnificent, super-luxury, private beach villa is in a unique position on the green shore of a quiet Adriatic bay, often visited by dolphins. This must be everyone's ultimate dream of luxury with indoor and outdoor pools, unparalleled, panoramic sea views, private beach and masses of space - fit for an empress. The new, 5 star villa, built in 2016 on the principle of classical beauty,  simplicity and maximum luxury and comfort, spreads over 680 square metres of living space, on a 3780 metres (just under an acre) of private plot which is just 20 metres away from the sea.

Luxury Istrian Villa Empress is a romantic, private country villa, also child friendly, teenager friendly, pet friendly and fabulous for every type of discerning tourist and at any time of the year. There is air conditioning throughout and underfloor heating in each room including bedrooms and bathrooms. There is also free WiFi throughout, over 25Mbps. Your house keeper/concierge and a daily maid are at your disposal and can arrange everything for you. They stay discretely in the basement apartment of the villa. There is a small, private airport in the vicinity, with an 800 metre long runway, so you can arrive by a private plane or a helicopter. We can organise a private flight for up to 12 persons for you or rent a sight-seeing helicopter for you throughout your stay.  Everything is in place to make your stay in Villa Empress rejuvenating, exciting and memorable.

ACCOMMODATION

Ground floor

The air-conditioned ground floor is open plan and comprises a very large, two-part sitting room, fantastic kitchen, dining room, billiards/pool room and lounge, extensive wellness area with indoor whirlpool and a swimming pool, sauna, gym, laundry and the guest cloakroom. The impressive, cream coloured living room is huge and full of light, streaming in through the numerous, extra-large picture windows and there are white marble floors. The billiards/pool sitting area at one end of this living complex has a modern pool table, L-shaped cream sofa and a wall mounted TV and looks out directly onto the swimming pool and the sea. What an amazing space to relax and have fun playing pool! The main sitting room with three cream sofas and a TV opens out onto the sunbathing terrace and sea views. Every detail in the living room is stylish and adds to the pleasant experience, such as the modern lights and works of art.

The superbly equipped modern kitchen blends in well into the living space. It is equipped with a fridge/freezer, dishwasher, electric oven and hob, microwave, espresso machine, kettle, toaster, icemaker, cooking utensils and excellent tableware.

Between the two ends of the sitting room there is a dining area with a white dining table for 10 people. In front of the dining table is a floor to ceiling sliding door which makes a perfect frame for the magnificent sea view.

Villa Empress's indoor wellness complex is truly awesome. There is a whirlpool and a separate indoor heated pool in a beautifully set up room with exposed stone walls and large glass panes, so you can fully enjoy the sight of the garden and sea from the whirlpool and pool. Next follows a well-equipped gym with several pieces of apparatus and a Finnish sauna. A separate room for massage is available and the massage therapist visits the villa on request (extra charge).

In the laundry there is a washing machine, tumble dryer, iron and ironing board. However, all the washing and ironing is routinely done by the villa staff (extra charge).

First floor 

Five empress-standard double bedrooms with en-suite bathrooms with both bath and shower enclosures, individually air-conditioned and with underfloor heating are on the first floor. Each bedroom has its own TV. All the bedrooms have access to a balcony and have sea views. One of the bedrooms has twin beds which can be joined together. All other bedrooms have super king size beds. Top quality bed linen is supplied and will be changed on request. Bath towels are plentiful and are changed daily.  Safes and hair dryers are also provided in each bedroom.

OUTSIDE

Villa Empress has a large, sea fronting and gated garden of nearly one acre. The heated, outdoor infinity pool is central to the villa, size 9 by 4 metres and 1.35 metres deep. Its beautiful mosaic sparkles in the day sunshine and glitters in the evening when illuminated. Around the pool there is plenty of space for sunbathing, with eight sunbeds, a shaded cabana with a double matrass, pool towels, several parasols for shade and a pool shower. The outdoor dining table under a covered gazebo looks as if it floats on the sea. How magical it must be to dine outdoor with your family and friends, with a fresh, barbecued fish and meat prepared by yourself or a chef who you can hire through us (extra charge). Local wine is delicious - try the white, crisp and fruity Malvasia and the robust Merlots and Cabernet Sauvignons. The villa has a complete outdoor summer kitchen with a wood fired barbecue, fridge, sink and tableware. Mostly guests use this lovely and typically Croatian facility to do most of their cooking as it is very special and sociable preparing food outdoors.

The unique point of this villa is its shoreline, where there is a private dock for sunbathing and entering the sea. Steps lead from the villa garden to the sea, which is crystal clear and fantastic to swim in.
