OVERVIEW

The four bedroom four bathroom villa was built in 2023 and has its own private sea access and a pontoon where you can moor your boat. The owners have followed the ancient local custom of installing white slate roof tiles to keep this seaside villa cool, but the comprehensive air-conditioning and underfloor heating are also on hand. The famous white Brac stone has been used outside and indoors in bathrooms and some of the living space, and the outdoor terrace stone columns are a real symbol of the old Croatian style of architecture in seaside areas.  This is the terrace where you will be entranced all day looking across the bay at the pretty town of Sumartin, magical in day and night time. Crisp local white wine and freshly caught fish on the barbecue, with gentle lapping of the sea a few meters away - it cannot get much better than that. A few steps down, and you will be in the sea, perfectly clean, warm and crystal clear for swimming and snorkeling. Take your boat around the coves of Brac and go on to Hvar island nearby - a holiday made for memories.

They say space is luxury, and this Brac island private family villa with pool spreads over 420 square metres of living area and has two parking places,  a 10 metre long heated infinity pool, gym, wine cellar, summer kitchen with barbecue and pizza oven, 3 bicycles, 2 kayaks and a paddle board. ACCOMMODATION

Ground floor

Ground floor comprises an airy, open plan living space with a sitting room, dining area and a fantastic professional kitchen.  The kitchen is equipped with fridge, freezer, cooker, ovens, dishwasher, wine cooler, Ice maker, Qooker tap, microwave, toaster, mixer, coffee machine, stylish cookware and tableware and basic kitchen supplies. The dining table can comfortably sit eight people. In the sitting room relaxing designer sofas nestle in a high ceiling room under a spectacular modern chandelier, enjoying the view from a huge widow. Sonos sound system with Bose speakers high speed internet and smart TV are provided.

On the ground floor there is also a wellness complex which includes a gym and sauna, a wine room and a guest cloakroom (toilet) as well as laundry with a washing machine, ironing board and iron.

First floor

There are two ensuite double bedrooms with super king-size double beds (2x2meter). Sumptuous bed linen and plenty of towels are provided. One of the bedrooms has a spacious balcony with uninterrupted sea views across the bay and a coffee table with chairs. There is a bath tub and a shower enclosure in the bedrooms.

Second floor

There are two ensuite double bedrooms with super king-size double beds (2x2metre) and a very large sea view balcony with panoramic views in both bedrooms. Peaceful and relaxing style of all the bedrooms matches the understated luxury of the rooms.

There is a hairdryer in all four bedrooms.

OUTSIDE

The striking heated infinity pool stretches 10 metres along the sea line, with spectacular sea and village views. The pool lighting creates magic at night. Sunbeds and easy chairs, pool towels and sofas are scattered over the stunning sunbathing terrace. There is a summer kitchen with a pizza oven, barbecue, and outdoor dining table for 8 people. In the garden there is a very useful shower and outdoor toilet.
