OVERVIEW
Luxury villa Karmella with pool is a sea view property in a lovely, small, fishing town of Primosten near Split. The modern 6- bedroom, 5-bathroom holiday home with infinity pool was built in 2025 and is so stylish inside and out, providing relaxing comfort for its guests. WiFi, air-conditioning, games room, pool, barbecue, hot tub and wonderful terraces offer outdoor living in the Mediterranean sun. Traditional beautiful stone wall encircles the gated property and the luxury family villa with heated pool comprises huge 500 square metres of living space on a 1100 square metre plot. Space is luxury and Villa Karmella has it in spades. You will have access to the beautiful historic towns of Split, Trogir and Sibenik and to the amazing Krka River waterfalls which is a national park, all within an hours’ drive or less. These towns are hubs of history, culture and great food. The local red wine Babich is delicious and fresh fish on the barbecue historic! After a day of sightseeing come back to your wonderful villa for a barbecue, sunset cocktails and that fantastic view of Primosten. A midnight swim in the warm summer air will be unforgettable! For outdoor activities large pebbly and sandy beaches are great fun and the sea is clean and crystal clear. Water sports, coastal walks, biking and hiking are all at your doorstep.
The villa is just 31km away from Split airport and 73km form Zadar airport which is all very convenient. This pet friendly villa with pool accepts pets upon request. Extra daily maid and a private chef are available upon request for extra charge. ACCOMMODATION
The villa is arranged on three floors and surrounded by a wall
Ground floor
Ground floor comprises a garage, a laundry room, a games room and a separate apartment with a kitchen, double bedroom, an en -suite bathroom containing a bath tub and shower. There is a super-king size double bed (180 by 200cm). The bedroom opens out onto its own terrace with a sea view.
In the games room you will find Play Station 5, table football, pool table (billiards), darts and a separate toilet.
The laundry room contains a washing machine, tumble dryer, vacuum cleaner, iron and ironing board.
First floor
The first floor can be imagined as an upper ground floor where the cooking, socialising and entertaining takes place indoors in the superb open space and outside on the large pool terrace. This floor has one bedroom with a sofa bed and uses the family bathroom. This is suitable for teenagers and can be used as a second sitting room in daytime.
The sunlit sitting /dining area is a double aspect room, meaning that there are floor to ceiling sliding windows on either side of the room. From this amazing living space there are great views of the town and sea frontwards, as well as the of the back lawn, which has an outside summer kitchen and a whirlpool. This can all be opened up, combining the outside with the living room.
The sitting area has comfortable cream sofas, armchairs, sat TV, smart TV, stereo system and opens up onto the pool terrace with a wonderful view towards the sea and Primosten. The designer dining table can accommodate 12 people and also has great views.
The elegant and large modern kitchen is equipped with a fridge, freezer, dishwasher, oven, hob, microwave, food mixer, coffee machine, toaster, kettle, icemaker, spices and a starter pack of coffee capsules. There is a stylish dining service and plenty of cooking utensils and a kitchen island with four bar chairs.
Second floor
On the second floor there are four peaceful and beautifully furnished double bedrooms with en-suite bathrooms and each one with a sea view. One of the bedrooms has twin beds and all bedrooms have wardrobes, TV sets, wonderful bed linen and plenty of towels. All of the bedrooms have direct access to a sea view balcony
OUTSIDE
This amazing Croatian villa for rent will not disappoint with its outdoor space which is on several levels. At the ground level, there is a garage and parking for two or three cars in the courtyard.
On the upper ground floor/first floor there is a sunbathing terrace with a large heated infinity pool facing the stunning panorama of Primosten and the sea. The dimensions of the heated pool are 10 metres by 3.5 metres, depth 1.4 metres. By the pool is a very useful pool shower, sun loungers and parasols. Pool and beach towels are provided.
At the back of the house there is a green lawn large enough to kick a ball and a terrace with a fully equipped outdoor kitchen, where you will spend a lot of your time preparing meals, socialising and enjoying a hot whirlpool. The outdoor kitchen has a stone built barbecue, fridge, hob, sink with a tap, its own set of cooking pots and dinnerware. The garden dining table is positioned to get the views of Primosten through the living room!
