OVERVIEW

Luxurious and authentic Dubrovnik villa Diandra dates from 1890. It was completely refurbished in 2014 and brought up to the standard of the modern, 21st century Dubrovnik luxury residence, earning 4 stars!  The villa is an original, rustic holiday home built in traditional style with local stone, with typical deep green  traditional Dubrovnik shutters and orange roof tiles, known as "Dubrovnik Red''. This attention to detail is in keeping with the heritage restoration and reflection of the owner's love of the property. The beautiful terraces offering space for relaxation and enjoyment of the incomparable, panoramic sea view, the private pool and sport/wellness amenities and the sense of wellbeing will ensure that your holiday in the luxury family villa Diandra will be truly memorable. The large, child-friendly villa with private pool is very spacious, as the living area is 270 square metres, six bedrooms and seven bathrooms included.  It is built on a 3600 square metre plot surrounded by stone walls which retain the garden terraces.

There is WiFi and air conditioning throughout and hot air heating in each room. A gym, sauna, children's playground, daily maid and those fantastic terraces to be enjoyed in privacy and peace add to the villa's luxury status. A steep country road leads to the private villa complex, which has parking space for several cars.  The nearest beach is very beautiful and is 900 metres away, best reached by a car in a couple of minutes, as going down to it and back from it would be quite taxing. There is a cafe bar on the beach and a taxi boat to take you to the wonderful Elaphite islands, Sipan, Kolocep and Lopud which are incredibly charming.  You are just 18 km from Dubrovnik Old Town and 30km from the wild and beautiful Peljesac peninsula where you can sample fabulous local wines and taste the freshest oysters and other sea food in Ston and Mali Ston. This luxury, child friendly villa with pool near Dubrovnik offers endless possibilities for large groups and families and is a piece of real Croatia.

The villa consists of two closely positioned but separate country houses sleeping seven  (four bedrooms) and five (three bedrooms) people respectively, and a new, separate wellness/gym building, all within one garden. Each house has three bathrooms, but the lower house has a large galleried dining room which can accommodate 12 diners together. The upper house has a smaller kitchen and its own sitting room.

ACCOMMODATION

Lower house

Lower house has three twin bedrooms and a single bedroom, so maximum 7 people can sleep there. In the lower house are the main areas for dining and cooking, the fully equipped kitchen and a large dining room with a table for 12 people. The kitchen is equipped  with a fridge/freezer, dishwasher, cooker and hob, microwave, coffee machine, toaster, kettle, many cooking utensils and tableware.

Ground floor

Two double bedrooms with en-suite shower rooms: both bedrooms have twin beds which can be joined together and they have garden views with their own terraces. Bed linen and towels are supplied.

First floor

A large dining room, kitchen, double bedroom, shower room.

Second floor

From the fantastic dining area a wooden and wrought iron staircase leads to the attic/second floor, where there is a bedroom with one single bed (90 x 200cm). It is air-conditioned and has a TV. All bed linen and towels are supplied.

Upper house (by the pool)

Upper house has two double bedrooms and one single, so it sleeps five people maximum. In contrast to the lower house, the upper house only has a small kitchen and dining room for six  people, but it has a spacious sitting room. Outside the upper house there is a large, outdoor dining area for the whole group to sit and eat together.

Ground floor

The ground floor comprises a kitchen/diner fully equipped for six people, unlike the lower house which can sit 10 - 12. The upper house sitting room has three large sofas and a TV, a billiards/pool table and there is a shower room.

First floor

The first floor of the upper house comprises a double bedroom with a queen size double bed, sea view, air-con, a safe, a further double bedroom which can also be twin, with an en-suite bathroom and a sea view, and a single room which has a TV and sea view. Bed linen and towels provided.

OUTSIDE

The luxury, child friendly villa Diandra has a massive garden which is fully gated and walled.

The magnificent gardens are made of terraces supported by hand-hewn stone walls and planted with smooth lawns. Everywhere from the garden there are incredible sea views.  The large mosaic pool has a massage jet and it is surrounded by 9 sunbeds and several parasols. From the pool, a panorama of the sea is in front of you. The pool measures 8 x 4 metres and has comfortable steps to get in. Pool/beach towels are provided. Outdoor shower is by the pool.

Parts of the garden are terraces which are tiled with terracotta tiles. On one of these terraces there is a large outdoor dining table for 12 people and next to it a stone and brick built barbecue. Planters with scented flowers and herbs are dotted around the garden.

In addition, there is a child friendly garden where you will find a sea saw and a swing (children must be supervised) and plenty of room to play ball, Frisbee, catch and blind man's bluff. There is private parking for five cars in the villa grounds.

Wellness House and sea view terrace

By the pool the owners have built an impressive wellness complex with a fantastic covered terrace on its roof.  The wellness comprises a sauna, a Jacuzzi and a gym with apparatus, plus darts and table football. On the outside there are steps leading to the roofed shady terrace, where there are loom armchairs and sofa. A place to cool down, enjoy the sunset and crack open a chilled bottle of Posip (read poship), a very enjoyable local dry white wine.

This house is perfect for enjoyment - all five senses will be fully involved!
