Villa Aramiss is a sumptious and exclusive seafront villa in one of the most sought after places on the Adriatic, the elegant town of Opatija. Opatija is a nineteenth century grand resort, the playground of Austrian aristocracy and business magnates, and is well known for its slightly milder climate, where summers are hot, but not too hot. Today, Opatija is a mixture of grand old seaside villas, exquisite new holiday homes, grand hotels, lovely parks, trendy bars and numerous sunny cafes offering delicious coffee and cream cakes. It has several of the best restaurants in Croatia, and numerous eateries with modern international and local cuisine, lovely local wines, fresh fish and seafood. There are also markets, shops, casinos and clubs as well as excellent wellness centres, tennis courts, yachting, biking and walking routes. The emphasis is on healthy and sporty living, with some indulgence too.

The villa is in a prestige location, right by the sea and a pebbly/rocky beach. It has direct access to "lungo mare" which is a coastal path that connects several fishing villages with Opatija and goes on for 12 kilometres. The villa itself is cool, luxurious and has magnificent sea views.

Very modern, very stylish and spacious three bedroom apartment, full of brightness and air, and with one of the best views of Kvarner bay. The main living space is open-plan with comfortable sofas and chairs, floor rugs, modern lighting and a satellite TV/DVD/audio system in the sitting area. The dining area has seating for six people, with further seating for four at the adjacent breakfast bar. The high quality Italian kitchen comes fully equipped with induction hob, oven, microwave, dishwasher, espresso machine, kettle and toaster. Lights, temperature and window blinds are controlled through a touch screen panel Off the living area is the master bedroom, which has a double bed, walk-in wardrobe, en-suite bathroom and floor-to-ceiling glass doors providing a wonderful view and access to the terrace. The second bedroom also has a double bed and the third a single bed. Both of these bedrooms share a bathroom. All bed linen and towels are provided. From the open-plan area, there is access to the glass clad conservatory room, which has an outdoor table and seating. Full height glass doors open out onto the sunbathing terrace, overlooking the whole of Kvarner Bay. Sun loungers and sun umbrellas are provided. Immediately below the villa is the coastal path, Lungo Mare, which stretches for 12km along the sea. A pebbly beach is directly below the path, with clean, crystal clear warm sea water.


Another very modern, stylish and lofty three bedroom apartment with a simply fabulous sea view, and sumptuousness and good taste combined into an amazing residence. Wood flooring throughout the sitting area and bedrooms. The open-plan living space has comfortable sofas and chairs, satellite TV/DVD/audio system, floor rugs and modern lighting. There is also a spectacular angled double height window across the whole front of this space, which resembles being on a cruise ship in the middle of the sea. The dining area has a table with seating for six people, with a further four seats at the adjacent breakfast bar. The Italian kitchen is fully equipped, with hob, oven, microwave, espresso machine, kettle, toaster and dishwasher. Lights, temperature and window blinds are controlled through a touch screen panel. From the dining area, you can access the corner conservatory room which has opening glass doors to a french balcony, overlooking the whole of Kvarner Bay. The view from the sitting room and the conservatory room is stunning. Immediately below the villa is the coastal path Lungo Mare, which stretches for 12km along the sea. A pebbly beach is directly below the path, with crystal clear warm sea. By any standard this is an amazingly luxurious residence. Off the living area is the master bedroom with a double bed, a full height opening glass door with sea view and an en-suite jacuzzi bathroom. The second bedroom has a double bed and wardrobe and the third is a single bedroom. All bed linen and towels are included.


The two apartments share a private sundeck to the left of the villa, where there is a heated jacuzzi, sun loungers, and sun umbrellas. From there you can step out onto the coastal path and also to the sea. There is also a pool, which is shared with another set of apartments.

Classical villa in Opatija
Opatija is an elegant seaside resort since first popularised by the Austro-Hungarians in the 19th Century. This was the era of fabulous grand hotels and exclusive villas and the sumptuous architecture of this period still sets the tone today. Opatija has many fine restaurants, night life, quaint shops and beautiful parks. It is renowned for wellness centres and health spas. Volosko, just north of Opatija centre is quaint fishing village around a small harbour and a perfect spot for bars and restaurants. Some of Opatija's finest restaurants are to be found here on the harbour front. The famed lungomare is a 12km long pathway which runs along the shoreline linking Opatija with the neighbouring villages and towns. It a completely pedestrian route and a delightful way to move from one part of town to another away from the cars and on the water's edge.
At many spots there are small beaches or steps down into the water so the lungomare is a place for swimming and sunbathing as well as a relaxing evening walk as the day cools. Opatija is a resort which, due to its mild and protected climate, operates the whole year round with many festivals and cultural activities throughout the seasons. In January and February there is a series of masked carnivals. April is well known for the Asparagus festival, when wild asparagus is harvested and you can enjoy wild asparagus omelette. The programme for May includes cookery classes for fish dishes and a series of concerts. June is the month of cherries, and local cherries are the best in the region. A lovely old boat regatta takes place in June as well as many concerts in the town square. July and August are devoted to swimming and sea sports and all other fun activities available in the peak of the summer holidays. September is for grape picking and wine making. October is when the neighbouring town of Lovran is famous for its sweet chestnuts. Ucka national park in the mountains above Opatija offers opportunity for walking and trekking, mountain biking fishing, kayaking, diving, mini-rafting, caving and free climbing. There are numerous sheltered pebbly and sandy beaches along the coastal road, the most beautiful ones being in Moscenicka Draga and Medveja to the south of Opatija. While staying in Opatija visit the lovely village of Brsec on a cliff above the sea, just 30min drive from Opatija. You can enjoy the views of the long stretch of the Adriatic coastline from there. Equally fascinating is the old village of Kastav on the hillside above Opatija.
